The provisions of this article shall apply to all buildings
and uses existing on the effective date of this chapter which do not
conform to the requirements set forth in this chapter and to all buildings
and uses that become nonconforming by reason of any subsequent amendment
to this chapter or any variance granted from this chapter.

Any nonconforming use of buildings or open land and any nonconforming
buildings may be continued indefinitely, but:
A. Shall not be enlarged, altered,
extended, reconstructed or restored or placed on a different portion
of the lot or parcel of land occupied by such use on the effective
date of this chapter. An alteration may be permitted to a nonconforming
building if the alteration does not enlarge or expand the nonconformance
or in any way violate any other sections of this chapter.
B. Shall not be reestablished if
such use has been discontinued for any reason for a period of one
year or more or has been changed to or replaced by a conforming use.
C. Shall require site plan approval
prior to being restored or repaired in the event of partial destruction.
No lot shall be so reduced that the area of the lot or any of
the dimensions of the yards and open space shall be smaller than herein
prescribed.
