The Borough of Frenchtown is hereby divided into zones as follows:
R-1 Low-Density Residential Zone
R-2 Medium-Density Residential Zone
R-3 Multifamily Residential Zone
R-4A Central Commercial Zone
R-4B Transitional Commercial Zone
R-4C Satellite Commercial Zone
R-5 Low-Impact Industrial Zone
R-6 Planned Retirement Village Zone
R-7 Conservation/Open Space Zone

The Zoning Map dated April 15, 2022, attached to and a part of this section is hereby adopted.

A. 
Zoning district boundary lines are intended to follow the right-of-way lines of streets and railroads, the center lines of rivers, streams and other waterways, municipal boundary lines, and lot or property lines as they exist on lots of record at the time of enactment of this chapter unless otherwise indicated by specific dimensions or notations on the Zoning Map.
B. 
Any dimensions shown on the Zoning Map are in feet and are measured horizontally and, when measured from a street, are measured from the street right-of-way line.
C. 
Where a zone boundary falls within 20 feet of a lot line existing at the time of the adoption of the first Zoning Map in the Borough showing the placement of the zone boundary at that location, then said lot line shall be considered the zone boundary.
D. 
The zoning standards, controls and designations apply to every structure, lot and use within each zoning district, and the zoning district boundary lines extend vertically in both directions from ground level.
E. 
Regulations for flood damage prevention in Article IV shall supersede the zoning regulations otherwise applicable wherever a conflict exists.

The Partial Schedule of Lot Area, Yard and Building Requirements which accompanies this chapter is hereby declared to be part thereof and the restrictions set forth on said schedule are hereby incorporated into the regulations for the applicable zoning districts in the Borough of Frenchtown. Requirements for zoning districts not addressed in the schedule are set forth in Article IV herein.

In the R-2 zone, the minimum front yard setback shall be five feet and the maximum front yard setback shall be not more than the average of the setbacks of the closest buildings on either side (or, in the case of a corner lot, the setback of the closest building on the same street) plus five feet.
NOTES AND EXCEPTIONS
A.
The standards contained in the Schedule above apply to new construction; see § 50-305E regarding reconstruction of buildings in the R-2 zone.
B.
In the R-2 zone only, the side yard setbacks on an existing nonconforming lot may be reduced in the same proportion that the lot width deviates from the minimum lot width requirement for the R-2 zone, but in no case shall a side yard be less than five feet.
C.
See Article IV for the lot area, yard and building requirements pertaining to the R-4A, R-4B, R-4C, R-6 and R-7 zones and for additional requirements pertaining to the R-1, R-2, R-3 and R-5 zones.
