A Tentative Map which has been approved or conditionally approved
shall expire 36 months from the effective date of approval, unless
additional time is granted pursuant to the Map Act, or pursuant to
a development agreement. If the Tentative Map is subject to a development
agreement, the term of the Tentative Map may be extended as provided
in the development agreement, but not beyond the expiration date of
the development agreement.

A. Extensions
of time for an approved or conditionally approved Tentative Map will
be considered upon submittal of a written request, justification statement,
and all required fees to the Planning Division prior to and within
four months of the expiration date of the Tentative Map.
B. The
time at which an approved or conditionally approved Tentative Map
expires may be extended by the legislative body or advisory agency,
or Director for subdivisions of four lots or fewer, for a period or
periods not exceeding a total of six years. A public hearing and/or
public notice may be required if the Director of Development Services
determines that it is warranted.
C. If
an extension of time is approved, an applicant must comply with the
provisions of Chapter 3, Article 2 of the Map Act and all provisions
and findings of this ordinance applicable to the initial filing of
Tentative Maps pursuant to Article 2 of this chapter. In order to
assure this compliance, the conditions of initial approval of the
Tentative Map may be modified or deleted and new conditions may be
added when the extension of time is approved.
