As used in this article, the following terms shall have the
meanings indicated:
KEY LOCK BOX
A container that has the ability to hold the key/keys needed
to access the structure.
The following structures shall be required to install a key
lock box at or near the main entrance or such other location as approved
by the Fire Official:
A. Property uses within the Township of Edgewater Park that already
have and/or are required to have an automatic fire alarm system or
fire sprinkler system shall be equipped with a key box, including
but not limited to:
(1) Premises protected by an automatic fire alarm system, automatic fire
suppression system, and/or standpipe system;
(2) Premises equipped with an elevator;
(3) Premises, as determined by the Fire Official, secured in a manner
that restricts access during an emergency;
(4) Premises that are required to prepare and have available material
safety data sheets and/or hazardous chemical inventory forms under
the Superfund Amendments and Reauthorization Act of 1986 (SARA Title
III).
B. All existing buildings for which certificates of occupancy have been
issued as of the effective date of this article shall comply within
12 months of the effective date of this article. All newly constructed
buildings subject to this article shall have a key lock box installed
and operational prior to the issuance of an occupancy permit.
C. The type of key lock boxes to be implemented within the Township
shall be a Knox-Box® brand system.
D. Owner-occupied one- and two-family dwellings as defined in the Uniform
Construction Code shall be exempt from this requirement.
The key lock box, at a minimum, shall contain two sets of keys
and provide combination access codes to the following areas:
A. Locked points of egress, whether in the interior or on the exterior
of such building(s);
B. Mechanical and boiler rooms;
C. Rooms containing fire protection equipment, sprinkler controls and
fire alarm components;
D. All locked fire protection devices that require restoring;
G. Any fenced or secured areas;
H. Any other areas difficult to access as determined by the Fire Official.
