A. 
The Town Board may from time to time amend, supplement, change, modify or repeal the regulations and provisions of this chapter following a public hearing and in accordance with law.
B. 
In accordance with the General Municipal Law of the State of New York, §§ 239-1 and 239-m, all proposed zoning regulations or any amendment thereof which would change the district classification of or the regulations applying to real property lying within areas defined by the aforementioned sections, and any proposed special permits or variances affecting land/or buildings within the defined areas, shall be referred to the county or regional planning agency of Saratoga County for review and comment prior to final action by the appropriate Town body.
