The Semi-Urban Residential District provides for higher densities and a wide array of residential uses and supportive amenities and institutions. It is proximate to other areas of existing development, and public water and sewer facilities are or may be generally available. Street and highway facilities are generally more developed.
The following uses and their accessory uses are permitted by right by the Zoning Officer, provided that the use type, dimensional and all other applicable requirements of this chapter are satisfied:
A. 
All the following uses require site plan approval in accordance with § 180-102:
(1) 
Cultural uses:
(a) 
Community center.
(b) 
Library.
(2) 
Educational uses:
(a) 
Educational institute, private; public water and sewer required.
(b) 
Educational institute, public; public water and sewer required (see § 180-125).
(3) 
Public service uses:
(a) 
Fire and emergency station.
(b) 
Government facility, Township.
(c) 
Hospital; public water and sewer required (see § 180-121).
(4) 
Recreational uses:
(a) 
Recreation and park, public.
(5) 
Residential uses:
(a) 
Single-family cluster developments (see § 180-116):

Single-family duplex.
[3] 
Single-family attached.
[4] 
Mixed residential cluster.

Service uses:
(a)

B. 
The following uses do not require site plan approval unless required by an overlay zone:
(1) 
General agriculture, excluding animal husbandry and greenhouses.
(2) 
Residential uses:
(a) 
Single-family detached dwelling.
(b) 
Residential group homes (see § 180-118).

(a) 
Nontower commercial communication facilities (see § 180-127.1).
(4)

The following uses and their accessory uses may be permitted when authorized as a conditional use by the Township Council, subject to the provisions of this chapter. All the following uses require site plan approval in accordance with § 180-102:
A. 
Residential uses:
(1) 
Conversion (see § 180-115).
B. 
Recreational:
(1) 
Club, lodge or social building, private (see § 180-111).
C. 
Service uses:
(1) 
Public utility facility (see § 180-123).
(2) 
Nursing home or extended-care facility (see § 180-121).[1]

Accessory uses are permitted by right and/or by conditional use if accessory to a conditional use. The following accessory uses are permitted in this district, subject to all yard regulations and the applicable provisions of other zoning regulations:

Satellite dishes (see § 180-129).

Home professional office/occupation; site plan required (see § 180-136).

Noncommercial pools and tennis courts (see §§ 180-130 and 180-135).

Recreational vehicle or travel trailer storage (see § 180-133).
G. 
Residential accessory buildings (see § 180-131).
H. 
Signs (See Article XVIA).

I. 
Solar energy collection equipment (see § 180-129).
The following dimensional requirements apply to each principal use permitted in the R12 District by right and by conditional use and subject to applicable provisions of this chapter:
A. 
Area: minimum 12,000 square feet.
B. 
Width: minimum 90 feet.
C. 
Maximum impervious surface: See charts provided in § 180-127.3 for single-family detached dwelling uses; 30% maximum for all other uses.

D. 
Height: maximum 35 feet.
The following yard requirements apply to each principal use permitted in this district by right and by conditional use, subject to further applicable provisions of this chapter:
A. 
Front yard: minimum 25 feet.
B. 
Side yard: minimum 10 feet or 10% of lot width, whichever is greater.
C. 
Rear yard: minimum 30 feet.
