The Village Center District comprises and is
intended to maintain the character of the area known as "Seidersville."
It is a moderately dense and compact district, much like a village.
It offers a wide array of residential uses. The district is or may
be accessible to public water and sewer facilities and served by collector
roads.
The following uses and their accessory uses
are permitted by right by the Zoning Officer, provided that the use
type, dimensional and all other applicable requirements of this chapter
are satisfied:
A. All the following uses require site plan approval in accordance with §
180-102:
(1) Commercial uses:
(a)
Bank or financial office without drive-in facilities.
(b)
Small appliance and equipment repair.
(c)
Laundromat; public water and sewer required.
(d)
Craft shop or similar uses by artisans, provided
noise levels do not exceed ordinance limits.
(e)
Studio for art, dance, music or photography,
provided noise levels do not exceed ordinance limits.
(4) Public service uses:
(a)
Government facility, Township.
(b)
Fire and emergency station.
(c)
Hospital; public water and sewer required (see §
180-121).
(5) Recreational uses:

Recreation and park, public.
(6) Residential uses:
(a)
Single-family cluster developments (see §
180-116):

Single-family attached dwelling.
(7) Sit-down restaurant uses without drive-in facilities.
(a)
Sit-down; public water and sewer required.
(b)
Tavern; public water and sewer required.
(8) Retail uses; not to include strip malls or shopping
centers:

Specialty retail stores, including uses such
as bakery, florists, and similar uses:
(9) Service uses:
(a)
Office, medical and professional.
(d)
Barber, beauty shop and other similar personal
services; public water and sewer required.
B. The following uses do not require site plan approval
unless required by an overlay zone:
(1) Residential uses:
(a)
Single-family detached dwelling.
(b)
Residential group homes (see §

The following uses and their accessory uses
may be permitted when authorized as a conditional use by the Township
Council, subject to the provisions of this chapter:

C. Recreational uses:
(1) Club, lodge or social building, private (see §
180-111).
D. Service uses:
(1) Nursing home or extended-care facility; site plan required (see §
180-121).
Accessory uses are permitted by right and/or
by conditional use if accessory to a conditional use. The following
accessory uses are permitted in this district, subject to all yard
regulations and the applicable provisions of other zoning regulations:

The following dimensional requirements apply
to each lot in the VC District by right and by conditional use and
subject to applicable provisions of this chapter. Only one principal
use is permitted per lot in this district.
A. Area: minimum 8,000 square feet.
C. Maximum impervious surface: See charts provided in §
180-127.3 for single-family detached dwelling uses; 40% maximum for all other uses.

E. Maximum total floor area of all floors of the building:
6,000 square feet.
F. Height: maximum 37 feet (no more than three floors).
The following yard requirements apply to each
principal use permitted in this district by right and by conditional
use, subject to further applicable provisions of this chapter:
A. Front yard: minimum 25 feet.
B. Side yard: minimum 10 feet.
C. Rear yard: minimum 25 feet.
