In C General Commercial Districts, the following
regulations shall apply.
A.Â
Single-family detached dwellings subject to the lot,
bulk, and height regulations of the R-1 District.
B.Â
Home-based office businesses which employ family members
residing in the home or employ not more than one employee other than
a family member residing in the home, provided that one on-site parking
space be provided for said employee in addition to the number of parking
spaces required for the principal use, and further provided that:

Bakery.
D.Â
Banks and other financial institutions.
E.Â
Business service.
F.Â
Club or lodge.
G.Â
Craftsmen's or general service shop, including plumbing,
heating, carpentry, welding, and similar shop.
H.Â
Day-care center.
I.Â
Dry-cleaning agency and/or automatic self-service
laundry.
J.Â
Mortuary.
K.Â
Newspaper publishing, printing establishment or similar
establishment.
L.Â
Personal grooming service, not including tattoo or
body piercing parlors.
M.Â
Professional, medical, and business offices.
N.Â
Retail store not to include motor vehicle sales agency,
motor vehicle repair shop, or similar use.
O.Â
Telephone central office; electric substation.
P.Â
Combinations of the above in a single building.
For buildings used in whole or in part for nonresidential
uses, the following area and yard requirements shall apply:
A.Â
Lot area. A minimum lot area of 9,000 square feet
shall be provided.
B.Â
Not more than 70% of the area of each lot may be occupied
by buildings with a maximum impervious lot coverage not to exceed
85%.
C.Â
Yards. Front, side, and rear yards shall be provided
on each lot as follows:

Side yards. None required for a building used for
commercial purposes, except that, where a lot abuts a residence district
or a street on the side lot line, a side yard shall be provided which
shall be not less than 20 feet in width. In any case where side yards
are provided, although they are not required, each such yard shall
be not less than five feet in width.
(3)Â
Rear yard. There shall be a rear yard on each lot
which shall not be less than 20 feet in depth, provided that, where
a lot abuts a residence district on the rear lot line, each such rear
yard shall be not less than 30 feet in depth.
No building or structure shall exceed 40 feet
in height measured from grade. The height of roof-mounted structures
shall not exceed the distance from the nearest property line to the
base of the structure.
