The purpose of this district is to provide for
medium density residential uses in locations that are served by public
sewers or have the potential to be served by public sewers in the
near future and to provide for accessory uses and compatible public
and semipublic uses as conditional uses or uses by special exception.
In the R-2, Medium Density Residential, District,
only the following uses are authorized.

In the R-2, Medium Density Residential, District, all uses shall be subject to the following regulations, except as they may be modified by the regulations in Article
X governing planned residential development or the express standards and criteria for the specific permitted uses, conditional uses or uses by special exception contained in Article
XI.
A. Minimum lot area.

(1) Single-family dwelling.
(a)
Without public sewers: one acre.
(b)
With public sewers: 15,000 square feet.
(3) Oil and gas wells: 15 acres.
(4) All other principal uses: two acres.
B. Minimum lot width.
(1) Single-family dwelling: 100 feet.
(2) All other principal uses: 150 feet.
C. Maximum lot coverage: 35%.
D. Minimum front yard: 30 feet.
E. Minimum rear yard.
(1) Principal structures.

Without public sewers: 50 feet.
(b)
With public sewers: 35 feet.
F. Minimum side yard.
(1) Single-family dwelling: 15 feet.
