Except as may otherwise be provided by §
500-5 of this chapter, no site plan or subdivision approval shall be granted, no building or occupancy permit shall be authorized, no street shall be constructed, no change made in the contour of lands, no grading, excavating or removal or destruction of topsoil, trees or other vegetative cover of the land shall be commenced by any developer unless or until a plan for erosion and sediment control has been processed by the Burlington Township Environmental Commission under the provisions of this chapter or a determination made in writing by that Commission that such plans are not necessary.
Specifically excepted from restrictions imposed
above are the following; provided, however, that all development shall
conform to the development standards hereafter established.
A. Single-family residential dwelling. The development
of a lot for single-family dwellings which are not part of a subdivision.
B. Gardening. The use of land for a home garden which
is a permitted accessory use under the Zoning Ordinance of the Township
of Burlington.
C. Outbuildings. The construction of outbuildings as
a permitted accessory under the Zoning Ordinance of the Township of
Burlington.
D. Municipal work. Any and all projects authorized as
municipal projects by the Mayor and Council of the Township of Burlington
shall be excluded from the purview of this chapter.
E. Agricultural uses. The agricultural uses of land pursuant
to a conservation plan approved by the local soil conservation district
when it is determined in writing by the local soil conservation district
that such agricultural pursuits will not cause excessive erosion and
sedimentation.
