In Urban Renewal Multiple Dwelling B (RC) District,
no building or premises shall be used, and no building shall be erected
or altered, for other than one or more of the following uses:
A. Any use permitted in Urban Renewal Multiple Dwelling B (S) District, such uses being subject to all regulations pertaining to said Urban Renewal Multiple Dwelling B (S) District (Article
IX, §§
340-37 through
340-45).
B. Residence club for permanent guests only, excluding transient guests but including facilities and services primarily for serving its occupants; all subject to the specific regulations as listed herein (§§
340-47 through
340-54, this article).
The lot for each such residence club shall have
an area of not less than 15,000 square feet.
The building area, including all accessory buildings,
shall not exceed 40% of the lot area.
No building shall be greater in height than
2 1/2 stories, which height shall not exceed 30 feet, excluding
elevator and fire exit penthouses.
No building shall be erected or altered so that
the front yard setback shall be less than 20 feet.
No building shall be erected or altered so that
the side yard setback shall be less than 20 feet.
A rear yard is required on every lot, and the
depth of such rear yard shall be not less than 20 feet.
On corner plots the setback of any building
to any street line shall be not less than 20 feet.

No multifamily dwelling shall contain more than
18 units per acre. No more than 10% of the units shall contain three
or more bedrooms. A den that is separated from a living room shall
be counted as a bedroom.

Chart IV of the Rockville Centre Zoning Code. Chart IV is entitled
"Schedule of Minimum Required Off-Street Parking."
