In the Business B-4 District, no building shall be erected, altered or used, and no lot or premises shall be used except in conformance with Article
XVIII of this chapter.
There shall be a front yard, the depth of which
shall not be less than 20 feet.
There shall be side and rear yards, the respective
depths of which shall not be less than 10 feet, except where adjoining
a residential zoning district, in which case the depth of such yard
shall not be less than 20 feet.

Any new building constructed shall set back from the property
line sufficiently to allow for a sidewalk width of a minimum of 12
feet and not greater than 20 feet as measured from the face of the
curb. The developer of the new building shall be responsible for constructing
the sidewalk to the specifications promulgated by the Department of
Buildings.
No building shall exceed three stories, nor
shall any building exceed 40 feet in height.
The floor area ratio of a lot shall not exceed
0.50.

Except as exempted by §
248-252 of this chapter, no building permit shall be issued and no building or use shall be established, except in conformity with a site development plan or special use permit, as appropriate, approved in accordance with Articles
XXVIII and
XXIX of this chapter.
In addition to other landscaping requirements
as contained in this chapter, the minimum front yard setback area
shall be landscaped to the extent determined appropriate by the reviewing
authority, except where needed for access purposes. The reviewing
authority, as part of the process of site development plan or special
use permit approval, as appropriate, may allow the redistribution
of this landscaping requirement to other portions of the front part
of the site, provided that it determines that a more attractive layout
will result.
All property located wholly or partially within this district shall be subject to Article
XXX hereof.
