A. Sufficient
parking shall be provided for every use on a site or a lot. The amount
of required parking shall be determined by the Planning Board in conformity
with the requirements of this article.
B. In the
case of an enlargement of any existing building, structure or use
after the effective date of this chapter, off-street parking spaces
shall be provided as hereinafter specified for the enlarged portion
of such building, structure or use, unless the applicant can provide
new calculations illustrating that the site has adequate parking.
C. No existing
off-street parking area shall be reduced in capacity so as to be less
than required by this chapter, or if such parking capacity is already
less than herein required, such parking area shall not be further
reduced; provided, however, that a reduction in such existing parking
area shall be allowed if equivalent parking space is provided for
the use involved.
D. For the
Planning Board to make a determination on parking, the applicant and
the Board will utilize the Town's general guidelines document for
parking (copy available at the Building Department/Planning Department).
The applicant can also submit additional information such as parking
studies, parking requirements from other similar uses, other sites
that it operates, etc., to help in this determination.
E. In making
this determination, the Planning Board shall not only consider the
minimum amount of parking spaces necessary but help to ensure that
the site is not "overparked."
Except as otherwise provided in Article
XXXIII, where any building or lot is occupied by two or more uses having different parking requirements, the parking requirement for each use shall be computed separately to determine the total off-street parking requirement.
