The purpose of the Single-Family Residential RS District is to designate those areas in the Borough where low-density residential development has taken place and will be encouraged.
Permitted uses in the Single-Family Residential RS District are as follows:

Permitted accessory uses in the Single-Family Residential RS District are as follows:
A. 
Private garages.
B. 
Storage sheds.
C.

The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in Articles XIV and XX herein:
A. 
Churches, Sunday schools and other places of worship.
B. 
Public schools.
C. 
Parks.
D. 
Playgrounds.
E. 
Firehouses.
F. 
Modular homes on permanent foundations.
G. 
Home occupations.

Conditional uses in the Single-Family Residential RS District are as follows:

The height of a principal building shall not exceed 35 feet.
A. 
Residential uses. The minimum lot area per dwelling unit and minimum lot width at the building setback line shall not be less than that indicated below:
(1) 
Lot area: 6,000 square feet.
(2) 
Lot width at setback: 50 feet.
(3) 
Lot depth: 120 feet.
(4) 
Maximum lot coverage shall not be more than 30%.
The following setback regulations apply to all uses permitted within this district otherwise specified herein:
A. 
Front yard: 25 feet.
B. 
Side yards: eight feet.
C. 
Rear yard: 25 feet.
D. 
Where required, buffer yards/screening shall be provided in accordance with § 173-93 herein.
E. 
For permitted yard reductions refer to § 173-92 herein.
Off-street parking and access shall be provided in accordance with Article XVI herein and the Bradford County Subdivision and Land Development Ordinance.
