The purpose of the Industrial District is to designate those areas in the Borough best suited for industrial development because of location, topography, existing facilities and the relationship to other land uses.
Permitted uses in the Industrial I District are as follows:
A. 
The manufacture, assembly, parking, storage or treating of merchandise.
B. 
Repair and machine shops.
C. 
Laundries and dry-cleaning work.
D. 
Lumber and coal yards.
E. 
Building material storage yards.
F. 
Contractors equipment storage yards and storage warehouses.
G. 
Stone and monument works.
H. 
Automobile, truck and trailer body repair.[1]

Permitted accessory uses in the Industrial I District are as follows:
A. 
Accessory storage within a wholly enclosed permanent building, of materials, goods and supplies intended for sale, processing or consumption upon the premises.
B. 
Customary buildings and uses accessory to the main use or building.
C. 
Private garage or private parking area.
D. 
Truck loading space subject to recommended standards.
E. 
Signs; billboards.

The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in Articles XIV and XX herein:

Adult book store.
B. 
Adult mini-motion picture theater.
C. 
Junkyard.
D. 
Truck freight terminal.
E. 
Storage of materials, goods and supplies outside of a building as an accessory to permitted use, provided that no storage space shall be located within the front yard nor within 25 feet of a side lot line or rear lot line and further, that no such outside storage shall be for the primary purpose of displaying for sale or advertising benefit other than signs.
F. 
Recycling center.

Natural gas processing plants.
G. 
Water treatment facility.
H. 
Mineral batching and mixing plant.
I. 
Natural gas to liquid natural gas (LNG) conversion facility.
J. 
Oil or gas metering station.
K. 
Small natural gas to electric generating facilities.
L. 
Contractor yards.
M. 
Water impoundment/storage and distribution facility.

Such uses shall be conducted in accordance with the performance standards as set forth in § 173-89 herein.
No building shall exceed 100 feet in height; provided, however, that height may be increased in accordance with § 173-90 herein.
A. 
Unless otherwise specified herein, minimum lot area and width shall be based upon required setbacks, coverage, parking, loading/unloading, and availability of public water and sanitary sewer and other applicable standards.
B. 
Maximum impervious coverage: 60%.
C. 
At least 10% of the lot shall be maintained in a vegetative cover.
D. 
Lot area, lot width and coverage requirements for any residential use permitted in this district shall be in accordance with such standards as set forth in Article IX herein.
The following setback regulations apply to all uses permitted within this district unless otherwise specified herein:
A. 
Front yard: 25 feet.
B. 
Rear yard: 30 feet, except when abutting a Residential District, and then the rear yard shall be 50 feet.
C. 
Side yard:
(1) 
Each: 12 feet.
(2) 
Both: 25 feet, except when abutting a Residential District, then the side yard requirement shall be 35 feet on each side.
Off-street parking and access shall be provided in accordance with Article XVI herein and the Bradford County Subdivision and Land Development Ordinance, as amended.
