The only permitted principal and accessory uses
shall be multi-family dwellings primarily to be used for affordable
housing. Affordable housing shall be defined as those housing units
which are sold or rented to a person or persons of low or moderate
income who qualify pursuant to the regulations of the Project Funding
Agencies, the Housing Development Corporation of Bergen County and
the Council on Affordable Housing as individuals who could purchase
low and moderate housing. All permitted accessory uses shall be those
uses which are clearly incidental to the principal use of affordable
housing, including but not limited to off-street parking, recreation
areas or facilities, fences, signs and other customary accessory uses.
Occupancy by any boarders in single-family dwellings is prohibited.
In the AH-Zone, the following bulk requirements
shall be met:
A. Lot size. There should be a minimum lot size of 6,000
square feet.
B. Density. There should be no more than one dwelling
unit per 2,000 square feet.
C. Front yard. The front yard setback shall be a minimum
of four feet.
D. Rear yard. The rear yard shall be not less than five
feet from the property line.
E. Side yard. No principal building shall be located
within five feet of the side property line(s).
Each dwelling unit shall have 1 1/2 parking
spaces for each dwelling unit within it in addition to the requisite
handicapped parking space(s). All off-street parking shall be located
at least four feet from the principal building. Parking spaces may
be located off a public street.
There shall be walkways at least three feet
wide between the building or buildings and all parking areas and between
the entrance to each building or dwelling unit.
All exterior lighting shall be adequate as to
provide lighting to the property and its occupants but shall not project
onto adjacent properties.
All portions of the side lot which is not used
for building or off-street parking shall be landscaped with trees,
shrubs and lawns. Screening and fencing shall be provided along the
side and rear property as required by the Borough of Leonia Planning
Board.
