Principal permitted uses.

(1) 
Public open space and recreation.
(2) 
Professional, business and government offices and medical offices that are limited to no more than two doctors dispensing health services.
(3) 
Medical offices containing three doctors or more dispensing health services shall be permitted only if they provide a private twenty-four-hour per day ambulance service.

Off-street parking facilities.
(3) 
Walls and fences.
In the OB District, any use not listed above is specifically prohibited. Outdoor storage, other than the temporary storage of solid waste and recyclables located in an approved enclosure, is expressly prohibited.
A. 
Minimum lot area: 40,000 square feet.
B. 
Minimum lot frontage: 150 feet.
C. 
Minimum lot depth: 150 feet.
D. 
Minimum yards:
(1) 
Minimum front: 35 feet for buildings up to and including 35 feet in height; 40 feet for buildings in excess of 35 feet in height.
(2) 
Minimum side (each): 15 feet.
(3) 
Minimum rear: 50 feet.
E. 
Maximum building height: 4 stories/60 feet. The front of the building oriented along Grand Avenue shall have a building height no greater than 35 feet.
F. 
Maximum building coverage: 25%.

Maximum impervious coverage: 65%.

Minimum open space: 25%.
A. 
For every 35 feet of wall length, the building facade should be offset a minimum of three feet. The offset can be designed as a projection or indentation from the wall plane.
B. 
In addition to the building wall offsets, for a facade of more than 50 feet in length, the roofline must also vary to provide additional architectural interest.
C. 
The applicant shall provide preliminary architectural floor plans, conceptual building facades and elevations as part of any submittal for review.
A. 
Off-street parking facilities shall be limited to the side and rear yards. Front yard parking is prohibited.
B. 
Shared access and parking in this zone is encouraged in order to reduce the number of access points to Grand Avenue. Because shared parking reduces the amount of parking any one development needs to provide, a development proposing to share off-street parking and driveway access is eligible to reduce the amount of required parking by 10%.
C. 
Off-street parking shall be no closer than 10 feet to any building.
D. 
No off-street parking shall be closer to any rear or side yard than five feet, provided that if part of a shared parking program, this requirement would not apply to the area where the two lots adjoin each other.
E. 
Parking facilities shall not be located any closer than 10 feet to any zone boundary line.
F. 
All parking lots and driveways shall be paved, curbed and provided with drainage facilities as approved by the Borough Engineer.
G. 
Parking stall size in the OB District shall be nine by 18 feet, irrespective of any other regulation set forth elsewhere in this chapter.
H. 
All parts of a site not utilized for building or parking shall be attractively landscaped using a variety of trees, shrubs and other plant material in order to create a desirable visual environment. Street trees shall be planted along Grand Avenue 30 feet on center and located on the west side of the sidewalk.
I. 
For office space one parking space per 250 square feet of floor area, excluding stairwells and utility rooms, is required.
As otherwise permitted and regulated by this chapter, signs shall be permitted within this district. No sign shall be permitted to interfere with safe sight distance.
