This chapter and the maps incorporated herein
by reference shall be known as and may be cited as the "Butler Township
Zoning Ordinance" and are adopted in accordance with and exercising
the authority of the Pennsylvania Municipalities Planning Code, Act
247, as amended, in order:
A. To regulate and restrict the location and use of buildings,
structures and land for residence, agriculture, trade, commerce, recreation,
industry and other purposes.
B. To regulate the height, number of stories, size and
placement of buildings and other structures.
C. To divide the Township or any portion thereof into
districts of such size, shape and area and to establish such official
maps as may be deemed best suited to carry out these regulations and
provide for their enforcement.
In addition to the community development objectives
for Butler Township stated in the Central Butler Region Comprehensive
Plan, this chapter is based on the following community development
objectives:
A. To promote the interest of public health, safety,
morals and the general welfare.
B. To secure safety from fire and to provide adequate
open spaces for light and air.
C. To conserve and stabilize property values.
D. To preserve woodlands, open space and recreational,
agricultural and environmentally sensitive lands from conflict with
urban development.
E. To facilitate the economic provision of adequate transportation,
water, sewerage, schools, parks and other public requirements.
F. To prevent the overcrowding of land, blight, danger
and congestion in travel and transportation and the loss of health,
life or property from fire, flood, panic or other dangers.
G. To promote stormwater management and soil and water
conservation.
H. To set forth population density controls.
I. To promote coordinated and practical community development.
J. To promote the utilization of renewable energy sources.
