This chapter shall hereafter be known, cited and referred to as the "Village of Wrightstown Subdivision Chapter."

Section 236.45 of the Wisconsin statutes enables villages with an established planning agency to adopt ordinances governing subdivisions or other divisions of land. The following regulations are adopted for the purpose of promoting the public health, safety and general welfare and are designed to lessen congestion in the streets and highways; to further the orderly layout and use of land; to secure safety from fire, panic and other dangers; to provide adequate light and air; to prevent the overcrowding of land; to avoid improper concentrations of population; to facilitate adequate provision for transportation, water, sewage, schools, parks, playgrounds and other public requirements; to facilitate the further resubdivision of larger tracts into smaller parcels of land; and to encourage the most appropriate use of land throughout the village. To provide safe and orderly shoreland subdivision layouts, the following regulations are also adopted pursuant to W.S.A. ss. 59.692(3), 281.31(2) and 281.31(8).
These regulations shall apply to the following:
A. 
Plat. Any division of land within either the incorporated area of the village or the extraterritorial plat approval jurisdiction of the village, as that phrase is defined in W.S.A. s. 236.02(5), which results in a plat, as defined herein.

B. 
Certified survey. Any division of land within the incorporated area of the village or the extraterritorial plat approval jurisdiction of the village, as that phrase is defined in W.S.A. s. 236.02(5). A map thereof shall be approved and recorded, both as required by said Chapter 236 of the Wisconsin statutes and as required in this chapter.

C. 
Exceptions. The provisions of this chapter shall not apply to:
(1) 
Transfers of interest in land by will or pursuant to court order.
(2) 
Leases for a term not to exceed 10 years, mortgages or easements.
(3) 
The sale or exchange of land between owners of adjoining property if additional lots are not thereby created and the lots resulting are not reduced below the minimum sizes required by this chapter or other applicable laws or ordinances.
(4) 
A division of land resulting in parcels more than five acres in area.
These regulations shall be administered by the Village Board or its designated agency or agencies hereinafter referred to as the "Board."
