As used in this chapter, the following terms shall have the meanings indicated:
CARTWAY
The section of a street, road or highway or right-of-way located between the curblines which is normally used by vehicular type traffic, commonly known as the paved areas of the street.
FINAL APPROVAL
The official action of the respective board taken on a preliminary approved major subdivision or site plan after all conditions, engineering plans and other requirements have been completed or fulfilled and the required improvements have been installed or guarantees properly posted for their completion, or approval conditioned upon the posting of such guarantees.
FINAL PLAT
The final map of all or a portion of the subdivision which is presented to the respective board for final approval in accordance with these regulations, and which if approved shall be filed with the proper County recording office, in the case of subdivision.
MAINTENANCE GUARANTEE
Any security which may be accepted by a municipality for the maintenance of any improvements required by this ordinance, including but not limited to surety bonds, letters of credit and cash.
MAJOR SUBDIVISIONS
All subdivisions not classified as minor subdivisions.
MINOR SUBDIVISION
A subdivision classified as a minor subdivision shall meet the following requirements:
A. 
It shall contain not more than three lots.
B. 
It shall have frontage on an existing street.
C. 
It shall not involve any new street or road or the extension of municipal features.
D. 
It shall not adversely affect the development of the remainder of the parcel or adjoining property.
OFF TRACT
Not located on the property which is the subject of a development application or on a contiguous portion of a street or right-of-way.
ON TRACT
Located on the property which is the subject of a development application or on a contiguous portion of a street or right-of-way.
RESUBDIVISION
The further division or relocation of lot lines of any lot or lots within a subdivision previously made and approved or recorded according to law or the alteration of any streets or the establishment of any new streets within any subdivision previously made and approved or recorded according to law, but does not include conveyances so as to combine existing lots deed or other instrument.
SITE PLAN
A development plan of one or more lots on which is shown details required pursuant to this chapter.
SKETCH PLAT
A map of a subdivision of sufficient accuracy to be used for the purpose of discussion and classification of the application.
