Within any B-G District, no building, structure, lot or land shall be used for other than one of the following uses, except as provided in §§ 175-59 and 175-62 and Article XIX:

A. 

Business center development as defined in § 175-3B on a lot of not less than 80,000 square feet.

B. 

Retail store, office or office building.

C. 

Restaurant or tavern, provided that any such establishment serving alcoholic beverages be located not less than 200 feet from the zoning district boundary of any residence district.

D. 

Telephone exchange building.

E. 

Bank or savings and loan association.

F. 

Personal service store or studio or shop for custom work.

G. 

Business or vocational school.

H. 

Automobile sales with accessory service facilities.

I. 

Dry-cleaning plant or laundry.

J. 

Wholesale establishment or distribution station.

K. 

Printing plant or newspaper plant.

L. 

Theater or motion-picture theater, other than an outdoor drive-in theater.

M. 

Municipal or proprietary parking area open to the general public, with or without the payment of rent or charges.

N. 

Workshop, as defined in § 175-3B.

Within any B-G District, the following accessory uses shall be permitted:

A. 

Customary accessory uses and structures.

B. 

Private garage or private or accessory off-street parking area, pursuant to the provisions of Articles XVI and XVII.

C. 

Signs, pursuant to Article XVIII.

No building shall be erected to a height in excess of 45 feet, except as provided in § 175-83.

Within any B-G District, no building or structure shall be erected nor any lot or land area utilized unless in conformity with the following schedule which is hereby declared to be a part of this chapter and except as modified by §§ 175-82 and 175-84.

A. 

Business center development:

(1) 

Minimum lot area: 80,000 square feet.

(2) 

Minimum lot width: 250 feet.

(3) 

Maximum lot coverage: 25%.

(4) 

Minimum yards:

(a) 

Front yard: 60 feet.

(b) 

One side yard: 40 feet.

(c) 

Both side yards: 80 feet total.

(d) 

Side yard abutting side street on corner lot: 60 feet.

(e) 

Rear yard depth: 45 feet.

B. 

All other permitted uses:

(1) 

Minimum lot area: none required.

(2) 

Minimum lot width: none required.

(3) 

Maximum lot coverage: 60%.

(4) 

Minimum yards:

(a) 

Front yard: 20 feet.

(b) 

One side yard: 12 feet.

(c) 

Both side yards: 20 feet total.

Within any B-G District, the following special exception uses shall be permitted, subject to approval by the Planning Board pursuant to § 175-126:

A. 

Church or other place of worship, Sunday school or parish house.

B. 

Hospital.

C. 

Service station, filling station, car washing station or public garage.

D. 

Funeral home.

E. 

Membership club.

F. 

Museum, art gallery or community center building.

G. 

Bus or other public transportation passenger stop, station or terminal.

H. 

Public utility building or structure.

I. 

Veterinarian.

J. 

Mobile home or house trailer sales offices on a site of not less than one acre.

K. 

Any use permitted in the N-B District.
