The Planning Board, after consultation with the Board of Health, shall consider the following nitrate loading criteria when reviewing an application for a special permit under § 218-30 Water Resource Protection Overlay District:
A. 
Zone II:
(1) 
Any building, structure or use, except a single-family dwelling, shall be served by an on-site wastewater disposal system with a design capacity of 110 gallons per day of wastewater per 10,000 square feet of lot area as required by 310 CMR 15.00 unless pretreatment for the removal of nitrogen is provided.
(2) 
If pretreatment is provided, the design capacity shall not exceed 137.5 gallons per day of wastewater per 10,000 square feet of lot area.
B. 
Zone III:
(1) 
Any building, structure or use, except a single-family dwelling, shall be served by an on-site wastewater disposal system with a design capacity of 220 gallons per day of wastewater per 10,000 square feet of lot area unless pretreatment for the removal of nitrogen is provided.
(2) 
If pretreatment is provided, the design capacity shall not exceed 275 gallons per day of wastewater per 10,000 square feet of lot area.
