The following regulations shall apply in all O-2 Office Districts.
A building may be erected, used or occupied and a lot may be used or occupied for any of the following purposes and no other:
A. 
Professional offices.
B. 
Business offices.
C. 
Banks and fiduciary institutions.
D. 
Professional and medical offices and clinics.
E. 
Light manufacturing uses such as assembly or manufacture of small electronic components, computer assembly and extrusion or manufacture of small products. All such uses are subject to the performance standards of § 154-56B.
F. 
Electric vehicle charging stations or EVSE make ready parking spaces shall be permitted as an accessory use in this district.

The following uses are prohibited:
A. 
All uses specified in § 154-49.
B. 
All heavy industrial uses.
C. 
Any use that uses or generates hazardous substances.
D. 
Outside storage.
A. 
All freestanding, wall-mounted and area lighting shall be directed away from and shielded from residential areas unless it is determined otherwise by the Planning Board.
B. 
Loading docks shall be prohibited. Overhead doors at ground level may be utilized, provided that when such doors face a residential area the buffer area against the residential property shall include a berm.
C. 
Exhausts from manufacturing processes shall not be permitted other than the normal venting of utilities.
D. 
When mechanical equipment is located on a roof it shall be visually screened by providing a two-foot or greater parapet wall.
E. 
Alternate sources of water supply, other than public water, shall be provided for all developments within the O-2 Office District requiring irrigation for lawns and other landscaped areas and/or the maintenance of ponds, lakes or other bodies of water within said developments, which sources of water supply shall be from such aquifer and of such design criteria as are acceptable to the Township Engineer.

F. 
Location of the alternate source of water supply, with information as to the depth of all wells involved in providing said supply, as well as the information as to the aquifer from which the water will be drawn and the areas and facilities to be serviced by said water supply, shall be provided.

Buffer strips shall be provided in accordance with the requirements of § 154-68, except that the buffer strip shall be not less than 100 feet wide and shall contain a triple row of plantings along any residential use or residential zone. Where possible, such buffer areas shall be bermed.
Off-street parking shall be provided in accordance with the requirements of § 154-69.
