Building construction — See Ch. 51.
This chapter is enacted to protect the Village and its residents from the threat of fire that would be posed by wood construction in highly congested business, commercial, and/or industrial occupancies, as well as in areas of concentrated hazardous occupancies, within the Village. The protection of this chapter was previously included in the New York State Fire Prevention and Building Code but was not included in the New York State Uniform Code, which became effective January 1, 2003.
As used in this chapter, the following terms shall have the meanings indicated:
- FIRE LIMITS
- Boundary line establishing an area in which there exists, or is likely to exist, a fire hazard requiring special fire protection.
All property in the following zoning districts shall be designated as within fire limits: CB-1 Central Business-1; CB-2 Central Business-2; GR General Retail; CN Neighborhood Commercial; CL Limited Commercial; OG General Office; OD Low-Intensity Office; OC Office Cottage; RD Research and Development; ML Light Manufacturing; SC Service Commercial; GC General Commercial; H Hospital; and R Recreation.
In constructing, enlarging, or altering any building located within fire limits, the exterior walls must be constructed of masonry or other noncombustible materials having equivalent structural stability under fire conditions and a fire-resistance rating of not less than two hours. In such construction, the interior structural members may be of wood or partly of wood of smaller dimensions than those required for heavy timber construction as defined in the New York State Uniform Fire Prevention and Building Code.
