For the purpose of this chapter, the Township of Lower Makefield is hereby divided into the following classes of districts, which shall be designated as follows:
Residential - Resource Protection District (R-RP)
Residential - Low-Density (R-1)
Residential - Medium-Density (R-2)
Residential - Single-Family High Density (R-3)
Residential - Single-Family High Density Modified (R-3M)
Residential - Multiple-Family High Density (R-4)
Commercial - Historic Commercial (H-C)
Commercial - Neighborhood (C-1)
Commercial - Highway Services (C-2)
General Business/Industrial - General Business and Industrial (C-3)
Office/Research - Office/Research (O-R)
Overlay - Radio and Telecommunications Facility Overlay District (RTF)
Overlay - Special Off-Premises Advertising Sign Overlay District (SOPAS)
Overlay - Amateur Radio Facility Overlay District (ARF)
The boundaries of said districts shall be as shown on the map attached to and made part of this chapter, which map shall be known as the "Township of Lower Makefield Zoning Map." Said map and all notations and references and data shown thereon are hereby incorporated by reference into this chapter and shall be as much a part of this chapter as if all were fully described herein. A large-scale Zoning Map of the Township, showing all amendments thereto, shall be available for public inspection at the Township Building and shall be the Official Zoning Map.
Where uncertainty exists as to the boundaries of any district as shown on said map, the following rules shall apply.
A. 
Where district boundaries are indicated as approximately coinciding with the center lines of streets, highways, railroad lines or streams, such center lines shall be construed to be such boundaries.
B. 
Where district boundaries are so indicated that they approximately coincide with lot lines, such lot lines shall be construed to be said boundaries, or where district boundaries are extensions of lot lines or connect the intersections of lot lines, such lines shall be said district boundaries.
C. 
Where district boundaries are so indicated that they are approximately parallel to center lines of streets or highways, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the Zoning District Map.
D. 
In case any further uncertainty exists, the Zoning Hearing Board shall interpret the intent of the map as to location of district boundaries.
