A building or structure may be erected or used and a lot may be used or occupied for any of the following uses and no other. All uses permitted by tight or by special exception are subject to the specific regulations in Article XV for individual uses, in addition to the requirements contained in this and other sections.
A. 
Uses by right. Uses by right shall be as follows:
(1) 
Agriculture.
(2) 
Commercial recreation.
(3) 
Community center.
(4) 
Day-care center, group day-care facility, nursery school, kindergarten.
(5) 
Emergency service.
(6) 
Financial services.
(7) 
Funeral home.
(8) 
General business, professional or government office.
(9) 
Health/fitness club.
(10) 
Kennel.
(11) 
Library or museum.
(12) 
Medical office.
(13) 
Nursery/horticulture/greenhouse.
(14) 
Nursing home.
(15) 
Place of worship.
(16) 
Restaurant.

Retail or personal services shop.

Veterinary hospital.

Uses and structures accessory to permitted uses, except for accessory outside storage.

B. 
Uses by special exception. The following uses may be authorized only as special exceptions by the Zoning Hearing Board in accordance with the standards set forth in § 200-98 of this chapter:

Accessory outside storage.
(2) 
Hospital.
(3) 
Utility.

1 Tract requirements shall apply to any property held in single and separate ownership on the date of adoption of this amendment. (Editor's Note: The date of adoption of this amendment is 4-6-1998.)
2 The lot requirements shall apply to lots created by subdivision after the effective date of this amendment, shall only apply to boundary lines newly created by such subdivisions and shall not apply to boundary lines existing on the effective date of the adoption of this amendment. A. 
Each use shall be conducted wholly within an enclosed building.
B. 
There shall be no manufacturing or processing except that which is incidental and essential to a commercial use in which all merchandise is sold at retail on the premises.
C. 
Overall plan required. Each proposed C-1 District development shall be constructed in accordance with an overall plan which shall be designed as a single architectural scheme with appropriate landscaping and shall be subject to the land development requirements contained in Chapter 178, Subdivision and Land Development.
D. 
Buffer requirements. The standards set forth in Article XVI shall be met.
E. 
Parking requirements. Off-street parking spaces shall be provided in accordance with §§ 200-78 and 200-79.
F. 
Loading and service areas. For uses with a gross floor area of less than 6,000 square feet, the Township Planning Commission shall make a recommendation to the Board of Supervisors on the number of loading berths that will be sufficient for the operation anticipated. For uses with a gross floor area in excess of 6,000 square feet, the required number of loading berths shall be as set forth in § 200-80.

G. 
Access restrictions. There shall be not more than one roadway for access and one for egress for each 300 feet of road frontage along a principal street or for each 150 feet measured along an intersecting street where the property is a corner lot.
H. 
For each lot within a subdivision, the recorded plan shall indicate the permitted building coverage and impervious surface coverage on each lot.
