A building or structure may be erected or used and a lot may be used or occupied for any of the following uses and no other. All uses permitted by right or by special exception are subject to the specific regulations in Article XV for individual uses, in addition to the requirements contained in this and other sections.
A. 
Uses by right shall be as follows:
(1) 
Agriculture.
(2) 
Cemetery.
(3) 
Day-care center, group day-care facility and nursery school/kindergarten.
(4) 
Emergency services.
(5) 
Financial service.
(6) 
General business, professional or government offices.
(7) 
Golf course.
(8) 
Health or fitness club.
(9) 
Nursery/horticulture/greenhouse.
(10) 
Nursing home.
(11) 
Research and development facility.
(12) 
Uses and structures accessory to permitted uses, including a helistop, but excluding accessory outside storage.

Forestry/timber harvesting, pursuant to the regulations set forth in Article XV, § 200-68.

B. 
Uses by special exception. The following uses may be authorized only as special exceptions by the Zoning Hearing Board in accordance with the standards set forth in § 200-98 of this chapter:

Hospital.
(2) 
Light manufacturing.

Medical office.
(4) 
Utility.

A minimum tract size of 25 acres is required. A tract may be subdivided as part of an overall plan for the tract. The following area, setback, lot and design requirements shall be met unless otherwise specified for a specific use in Article XV, in which case the provisions of Article XV shall apply.

1 Tract requirements shall apply to any property held in single and separate ownership on the date of adoption of this amendment. (Editor's Note: The date of adoption of this amendment is 4-6-1998.)
2 The lot requirements shall apply to lots created by subdivision after the effective date of this amendment, shall only apply to boundary lines newly created by such subdivisions and shall not apply to boundary lines existing on the effective date of the adoption of this amendment. 3 Mechanical equipment located on the roof shall not exceed 10 feet in height, shall be located at least 10 feet from the edges of the building and shall be surrounded by screening constructed in the same general material and appearance as the building, unless otherwise approved by the Board of Supervisors.
A. 
Each enterprise shall be conducted wholly within an enclosed building except for storage yards and loading operations.
B. 
Provision of water supply and sewage disposal. Any building or uses permitted in the district shall be served by central or public water and sanitary sewer facilities. The methods and plans for sewage disposal shall be submitted to the appropriate governmental agency. The certification of the agency of such a plan shall be required before approval of a zoning permit.
C. 
Each use shall be conducted wholly within an enclosed building.
D. 
Overall plan required. Each proposed O-R District development shall be constructed in accordance with an overall plan which shall be designed as a single architectural scheme with appropriate landscaping and shall be subject to the land development requirements contained in Chapter 178, Subdivision and Land Development.
E. 
Buffer requirements. The standards set forth in Article XVI shall be met.
F. 
Parking requirements. Off-street parking spaces shall be provided in accordance with §§ 200-78 and 200-79.
G. 
Loading and service areas. All establishments shall provide vehicular service access in accordance with the loading requirements of this chapter.
H. 
Access restrictions. There shall be not more than one roadway for access and one for egress for each 300 feet of road frontage along a major street or for each 150 feet measured along an intersecting street where the property is a corner lot.
I. 
If the tract is subdivided, the recorded plan shall indicate the maximum permitted building coverage and impervious surface coverage on each lot in the subdivision.
