The following uses are permitted in all zones
in North Arlington Borough:
A. Public and private schools. Public and private elementary
and secondary schools are permitted in all zones, in accordance with
the following requirements:
(1) Such use shall be subject to site plan review and
approval.
(2) Lot area. Minimum lot area shall be 1 1/2 acres.
(3) Frontage. Minimum street frontage shall be 200 feet.
(4) Front yard. Minimum front yard depth shall be 100
feet.
(5) Side yards. Minimum side yard shall be 50 feet.
(6) Rear yard. Minimum rear yard depth shall be 100 feet.
(7) Height. No building shall exceed the height limit
permitted in the zone district in which it is located.
(8) Floor area ratio. The building floor area ratio shall
not exceed 0.25 of the lot area.
(9) Impervious coverage. The impervious coverage shall
not exceed 70% of the lot area.
(10)
Parking. All parking shall be located in the
rear or side yards, at a minimum of 25 feet from any property line,
and shall be screened from view from adjacent properties.
(11)
Residences for clergy shall be permitted on
the same lot as the house of worship.
B. Essential services. Essential services are permitted
in all zones, in accordance with the following requirements:
(1) Such uses shall be subject to site plan review and
approval.
(2) The structure shall comply with the area and bulk
requirements of the zone in which it is located.
(3) Such facility shall be so located as to draw a minimum
of vehicular traffic to and through all residential streets.
(4) The location, design and operation of such facility
shall not adversely affect the character of the surrounding area.
(5) Adequate fences, barriers and other safety devices shall be provided and shall be landscaped in accordance with the provisions of §
205-88.
(6) Noise emitted from electric substations shall not be greater than permitted in accordance with the performance standards of §
205-84.
(7) The Board may impose reasonable requirements on the
use including, but not limited to, off-street parking, landscaping,
screening and buffering, depending on the nature of the use and surrounding
uses.
The following uses are permitted in all residential
districts in the Borough:
A. Family day-care homes. Family day-care homes are permitted
in all residential zones, in accordance with the following requirements:
(1) Such uses shall meet the area and bulk requirements
of the zone where located.
(2) The Board may impose reasonable requirements on the
use including, but not limited to, off-street parking, landscaping,
screening and buffering.
(3) The facility provides child-care services for a fee
to no more than five children at any one time.
(4) The facility is registered as a family day-care home
pursuant to the Family Day-Care Provider Registration Act if child-care
services are provided for between three and five children for more
than 15 hours per week.
B. Community shelters for victims of domestic violence.
Community shelters for victims of domestic violence are permitted
in all residential zones, in accordance with the following requirements:
(1) Such uses shall meet the bulk requirements of the
zone where located.
(2) The facility contains fewer than six occupants, excluding
resident staff.
(3) The facility is not located within 1,500 feet of an
existing such residence or shelter.
(4) The number of persons, other than resident staff,
within all such residences or shelters in the Borough does not exceed
50 persons or 5% of the population, whichever is greater.
(5) The facility is licensed by the State of New Jersey.
C. Community residences for the developmentally disabled.
Community residences for the developmentally disabled shall be permitted
in all residential zones.
The following uses are permitted in all nonresidential
zones in the Borough:
A. Child-care centers. Child-care centers are permitted
uses in all nonresidential zones in North Arlington Borough, in accordance
with the following requirements:
(1) Such use shall meet the area and bulk requirements
of the zone where located.
(2) The floor area occupied in any building or structure
as a child-care center shall be excluded in calculating the following:
(a)
Any parking requirement otherwise applicable to that number of units or amount of floor space, as appropriate, as required in §
205-70; and
(b)
The permitted density or intensity of use allowable
for that building or structure under the applicable zone requirements.
B. Houses of worship. Houses of worship are permitted
in all nonresidential zones, in accordance with the following requirements:
(1) Such use shall be subject to site plan review and
approval.
(2) Lot area. Minimum lot area shall be 1 1/2 acres.
(3) Frontage. Minimum street frontage shall be 200 feet.
(4) Front yard. Minimum front yard depth shall be 100
feet.
(5) Side yards. Minimum side yard shall be 50 feet.
