For the purpose of this chapter, the Borough
is hereby divided into the following districts:

The districts are bounded and defined as shown
on a map entitled "Official Zoning Map, Borough of Old Tappan," dated
1981, revised 11-16-1981 (and as further amended by ordinances 341
and 345), and as may be further revised or amended. This map, designated
Schedule A, accompanies, and with all explanatory matter thereon,
is hereby made a part of this chapter. The Zoning Map shall bear the legend of a more particular
description of the zoned boundaries herein.
Boundaries on the Official Zoning Map of the
Borough of Old Tappan are more particularly described as follows:
A. B-1 Zone. The description for the boundaries of the
B-1 Zone is as follows: Beginning at the northwest corner of lot 1
in block 6, as shown on the current official assessment map of the
Borough of Old Tappan and running thence:

(1) Southeasterly along the west line of lot 1 to a point
25 feet short of the westerly prolongation of the northerly lot line
of lot 3, both in block 6, as shown on the current official assessment
map of the Borough; thence,
(2) Northeasterly along a line drawn parallel with and
distant 25 feet northerly, at right angles, from the north line of
lot 3 in block 6, across Central Avenue, to the north line of lot
28 in block 5, all as shown on the current official assessment map
of the Borough; thence,
(3) Northerly, along the northeasterly line of lot 28
in block 5 and the easterly prolongation thereof to its intersection
with the east line, as extended southerly, of lot 2 in block 5, both
as shown on the current official assessment map of the Borough; thence,
(4) Northwesterly along the west line of lot 2 in block
5 to a point which is as distant, measured at right angles, from the
center line of Old Tappan Road as is the northwest corner of lot 6
in block 5-10, as shown on the current official assessment map of
the Borough; thence,
(5) Northeasterly along a line drawn parallel with the
center line of Old Tappan to the northwest corner of lot 6 in block
5-10, as shown on the current official assessment map of the Borough;
thence,
(6) Northeasterly 215.56 feet along the north line of
lots 6 and 5 in block 5-10, as shown on the current official assessment
map of the Borough; thence,
(7) Northerly approximately 40 feet along the east line
of lot 5A in block 5 to the west bank of Dorotockeys Run, as shown
on the current official assessment map of the Borough; thence,
(8) Northerly along the west bank of Dorotockeys Run approximately
70 feet to a point; thence,
(9) Northwesterly to the south line of Old Tappan Road
on a line drawn at right angles thereto; thence,
(10)
Southwesterly along the south line of Old Tappan
Road to the place of beginning.
(11)
The B-1 zone northerly of Old Tappan Road shall
be extended and shall include the following described premises:
(a)
All of Lots 69, 70 and 72 in Block 2, as shown
on the current official assessment map of the Borough.
(12)
The B-1 zone shall also include lot 1 in block
1604.
(13)
Notwithstanding the foregoing, lot 18 in block
1101 is specifically excluded from the B-1 zone.

B. B-2 Office Zone. The B-2 Office Zone shall include
the following described premises: All of lots 71, 74, 75 and 75A in
Block 2, as shown on the current official Assessment Map of the Borough.
C. RA 10 Residential One-Family District. The RA-10 Residential
Zone shall consist of the following described premises, as shown,
except as indicated, on the former Official Assessment Map of the
Borough:

(1) All lots in blocks 23 through 33, inclusive.
(2) Block 11, lots 24 through 35, inclusive.
(3) Block 14, lots 29 through 56, inclusive.
(4) Block 8-2, lots 1 through 25.
(5) Blocks 8-3, 8-4, 8-5, 8-6, 8-7, 8-8 and 8-9.
(6) Block 1202, lots 1 through 5, 8 and 9, as shown on
the current Official Assessment Map of the Borough.

D. Zoned Boundary Between RA 15 and RA 25/RA 25-CC, Southeast
Quadrant. The description of the zoned boundary between the RA 15
and RA 25/RA 25-CC zones in the southeast quadrant is as follows:

(1) The line shown on the official Zoning Map of the Borough
of Old Tappan separating the RA 15 and RA 25/RA 25-CC zones that runs
between Central Avenue and Russell Avenue, and extending southerly
in a straight line, shall be defined as the block limit line between
block 6 and block 7-1 beginning at the southerly boundary of Old Tappan
Road and running southeasterly to the northwest boundary of lot 5,
block 7-21, as shown on the current official assessment map of the
Borough; thence,
(2) Southwesterly along the northwest boundary of lot
5, block 7-21 to the intersection of this boundary with the eastern
end line of Pearl Court as shown on the current official assessment
map of the Borough; thence,
(3) Southerly along the end line of Pearl Court and the
eastern sideline of lot 1, block 7-21 to the common Borough line of
the Borough of Old Tappan and the Borough of Harrington Park, as shown
on the current official assessment map of the Borough.
(4) Lot 1 in block 1604 is excluded from the RA-15 district.
(5) Notwithstanding the foregoing, lot 17 in block 1101
is specifically excluded from the RA-25 zone.

E. RA 25-CC Residential Conditional Cluster Zone. The
RA 25-CC residential conditional cluster zone shall include the following
described premises, as shown, except as indicated, on the former Official
Assessment Map of the Borough:

(1) All lots in blocks 12 and 13, and 15 through 22, inclusive.
(2) Lots 1 through 28, inclusive, in block 14.
(3) Lots 46, 47, 48, 48A, 49, 50, 51, 52, 77, 77A, 78
and 79 in block 5.
(7) Lots 16, 17, 22, 23, 24 and 25 in block 6.

The existing drainage easements on the east
side of Dorotockeys Run in lots 10 and 11 in block 5-5 and on lots
3, 4, 5, 6, 7 and 8 in block 5-6 and a portion of the westerly side
yard of lot 2 in block 5-6 for a distance of 50 feet east and parallel
to the center line of Dorotockeys Run.
(11)
A portion of the rear yards of lots 35, 36,
74, 7d5 and 76 in block 5 for a distance of 50 feet west and parallel
to the center line of Dorotockeys Run.
F. RA 40-CC Residential Conditional Cluster. The RA 40-CC
residential conditional cluster zone district shall consist of the
following described premises, as shown on the current Official Assessment
Map of the Borough.
(2) Lots 3, 4, 5, 18, 18A, 31, 40, 41, 41A, 42, 43, 44,
45, 46, 46A, 47, 48, 49, 50, 76, 77, 78, 79 and 79A in block 2.
(3) Lots 1, 2, 3, 4, 5, 21, 22, 23 and 24 in block 2-1.
(4) Lots 1, 2, 3, 4, 5, 6 and 6A in block 2-2.
(5) Lots 1, 2 and 3 in block 2-6.
(6) Lots 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 15, 15A, 15B,
16, 17, 20, 23, 24, 24A, 25, 26, 27, 28, 28A, 29 and 30 in block 3.
(7) That portion of lot 6 in block 3-2 which lies west
of Dorotockeys Run.
G. Zoned boundary between RA 25 and RA 40 Zones, Southwest
Quadrant. The description of the zoned boundary between the RA 25
and RA 40 zones in the southwest quadrant is as follows: Beginning
at the northwest corner of lot 5, block 9, which point is also in
the southerly sideline of Old Tappan Road (30 feet from center line)
as shown on the current Official Assessment Map of the Borough.
(1) Southerly along the west boundary line of lot 5, block
9 to the southwest corner of lot 5, block 9, as shown on the current
Official Assessment Map of the Borough; thence,
(2) Easterly along the south boundary line of lot 5, block
9 to the rear boundary line of lot 4, block 9-12, as shown on the
current Official Assessment Map of the Borough; thence,
(3) Southerly and easterly along the rear lot lines of
lots 4 through 16 of block 9-12 (fronting on Birchwood Road), as shown
on the current Official Assessment Map of the Borough; thence,
(4) Southeasterly along the southwest property line of
lot 17, block 9-12 to the point where this southwest property line
meets the north property line of lot 4, block 9-23 (fronting on Willow
Drive), as shown on the current Official Assessment Map of the Borough;
thence,
(5) Westerly along the rear lot lines of lots 4 and 5,
block 9-23 (fronting on Willow Drive) to the northwest corner of lot
5, as shown on the current Official Assessment Map of the Borough;
thence,
(6) Southerly along the sidelines of lot 5 and 6, block
9-23 to the rear property line of lot 9, block 9-23 (fronting on Sycamore
Street), as shown on the current Official Assessment Map of the Borough;
thence,
(7) Southwesterly along the rear property line of lot
9 block 9-23 to the southwest corner of lot 9, block 9-23, as shown
on the current Official Assessment Map of the Borough; thence,
(8) Easterly along the north boundary of lot 41, block
9 to the intersection of this boundary with the west boundary of lot
28, block 9 as shown on the current Official Assessment Map of the
Borough; thence,
(9) Northerly along the west boundary of lot 28, block
9 to the northwest corner of lot 28, block 9 also being the southern
sideline of Willow Drive (50 feet wide) as shown on the current Official
Assessment Map of the Borough; thence,

Easterly along the north boundary of lot 28,
block 9 to the northeast corner of lot 28, block 9, as shown on the
current Official Assessment Map of the Borough; thence,

of Block 2103, Lot 3; thence, easterly along the rear property lines
of Block 2103, Lots 3 and 4 to the northeast corner of Block 2105,

the intersection of this line with the west sideline of Westwood Avenue
(30 feet from center line), as shown on the current Official Assessment

H. Zoned Boundary Between the RA 25 Zone and the RA 40
Zone to the North and the RA 10 Zone to the East, Northwest Quadrant
(North of Old Tappan Road). The description of the zoned boundary
between the RA 25 zone and the RA 40 zone to the north and the RA
10 zone to the east in the northwest quadrant is as follows: Beginning
at the northwest corner of lot 3, Block 8-1, which is also the northeasterly
sideline of Old Tappan Road (16.5 feet from center line), as shown
on the current Official Assessment Map of the Borough; thence
(1) Easterly along the north boundary of lot 3, Block
8-1 to the northeastern corner of said lot, as shown on the current
Official Assessment Map of the Borough; thence,
(2) Southerly along the easterly lot lines of lots 3,
10 and 11, all in Block 8-1 to the northerly side of Old Tappan Road
(33.0 feet from center line).
I. Zoned boundary between RA 10 Zone and the RA 25 Zone
to the West and RA 40 to the North and East, Northwest Quadrant (North
of Old Tappan Road). The description of the zoned boundary between
the RA 10 zone and the RA 25 zone to the west and the RA 40 zone to
the north and east in the northwest quadrant is as follows: Beginning
at the southeast corner of lot 11, Block 8-1, which is also the northerly
sideline of Old Tappan Road (33.0 feet from center line) as shown
on the current Official Assessment Map of the Borough; thence,
(1) Northerly along the westerly lot lines of lots 1 and
6 through 25 inclusive, Block 8-2 to the northwest corner of lot 25,
in said block, as shown on the current Official Assessment Map of
the Borough; thence,
(2) Easterly along the southern boundary of lot 26, Block
8-2 to the southeast corner of said lot, as shown on the current Official
Assessment Map of the Borough; thence,
(3) Southerly along the rear lot lines of lots 25 through
22, Block 8-3 (all fronting on Lindy Place) to the northwest corner
of lot 4, Block 8-4, as shown on the current Official Assessment Map
of the Borough; thence,
(4) Easterly along the northern boundary of lot 4, Block
8-4 to the southwest corner of lot 5, Block 8-4, as shown on the current
Official Assessment Map of the Borough; thence,
(5) Northeasterly along the rear lot lines of lots 5,
6, 7 and 8 and continuing 152.57 feet along the rear lot lines of
lot 9, Block 8-4 (all fronting on Amelia Drive), as shown on the current
Official Assessment Map of the Borough; thence,
(6) Easterly 46.20 feet along the rear lot line of lot
9 (fronting on Amelia Drive) and along the rear lot lines of lots
10, 11, 12 and 13, Block 8-4 (all fronting on Roseway Court) and along
the prolongation of this line across Leoson Parkway and along the
northern boundary line of lot 2, Block 8-8 to the northeast corner
of said lot, as shown on the current Official Assessment Map of the
Borough; thence,
(7) Southerly along the rear lot lines of lots 2 and 1,
Block 8-8 (fronting on Leoson Parkway) and the prolongation of this
line across Stewart Court and along the rear boundary lines of lots
7, 6, 5, 4, 3, 2 and 2, Block 8-9 (all fronting on Leoson Parkway)
to the intersection of this line with the north sideline of Old Tappan
Road (30 feet from center line), as shown on the current Official
Assessment Map of the Borough.
J. RB 130 Residential District. The RB 130 zone shall
include the following properties as shown on the current official
tax map of the Borough:
(3) Lots 1 and 2 in Block 1203.
(4) Lots 1 and 21 through 26, inclusive, in Block 1303.
(5) Lots 7 and 10 in Block 1504.
(6) Block 1603, Lot 1, except that portion of said lot described as follows: beginning at the intersection of the easterly right-of-way line of Leonard Drive and the boundary line between Block 1603, Lots 1 and 3, and running thence along the easterly right-of-way of Leonard Drive, north 37° 37' west, 200.00 feet to proposed lot line; thence along said proposed lot line, north 52° 25' east, 93.18 feet to the westerly boundary line of Block 1603, Lot 2; thence along said boundary line, south 37° 37' east, 200.00 feet to the boundary line between Block 1603, Lots 1, 2 and 3; thence along said boundary line, south 52° 25' west, 93.18 feet to the point or place of beginning. That portion of Block 1603, Lot 1, which, pursuant to this Subsection
J(6) is excepted from the RB 130 Residential District, shall be included in the RA 15 Residential One-Family District.

K. PRD Planned Residential District. The PRD planned
residential district shall include the following properties as shown
on the current official tax map of the Borough:
(1) Lots 7 through 10 in block 1302.
(2) Lots 3 and 5 in block 602.
(6) Lots 1 and 2 in block 603.
L. RA 30-LA Residential Lot Averaging Zone. The RA 30-LA
zone shall include the following properties as shown on the current
tax map of the Borough: Lots 6 and 8 in block 301.
M. ES Environmentally Sensitive District. The ES zone
shall include the following properties as shown on the current tax
map of the Borough:
(2) Lots 2 through 5 in block 2902.
(3) Lots 1, 2, 4 and 6 in block 2802.
(9) Lots 4, 5 and 15 in block 1903.

That portion of lot 16 in block 1903 which is
on the easterly side of a line drawn parallel to the right-of-way
line of Westwood Avenue a distance of 287.5 feet to the east of said
right-of-way line. That portion of said lot which is on the westerly
side of said line shall be included in the RA 40 Residential District.
N. RA 25-NL Residential Narrow Lot Zone. The RA 25-NL
zone shall include Lot 1 in Block 502 as shown on the current official
tax map of the Borough.
O. RA 40 Residential District. Lot 1 in Block 2902 shall
hereby be included in the RA 40 Residential District.
P. AH-2 District. Lots 13, 14 and 15 in Block 1103 consisting of 3.0
acres and as shown on the proposed Zoning Map attached hereto.
