In R-2 Residence Districts, the following regulations
shall apply.
A building may be erected or used, and a lot
may be used or occupied, for any of the following purposes and no
other:
A. Any use permitted in R-1 Residence Districts.
B. Two-family detached dwelling.
C. Single-family or two-family semidetached dwelling,
provided that the adjoining semidetached dwelling with which it has
a party wall in common is erected at the same time.
D. Subject to the area, yard and special regulations of §
80-42, Multiple dwellings or apartments.

E. A motor vehicle parking lot, when authorized as a conditional use by the Planning Board in accordance with the standards set forth in §
80-40, and further subject to the following:

(1) No portion of a lot so used shall be more than 500
feet from a commercial or manufacturing district boundary line.
(2) No such lot shall be used for the dead storage of
vehicles or vehicles used for human habitation.
(3) Lighting facilities shall be arranged to reflect away
from neighboring residence uses.
(4) In addition to the above, the Planning Board shall
have the authority to impose such additional conditions as it deems
necessary and in harmony with the general purposes and intent of this
ordinance.

Except as provided for multiple dwellings or apartments in §
80-42 hereof, the following area regulations shall apply in the R-2 Residence Districts:
A. Lot area. A lot area of not less than 3,000 square
feet per family shall be provided for every building hereafter erected
or used in whole or in part as a dwelling.
B. Lot width. The minimum lot width at the building line
shall be 60 feet for multiple dwellings, 40 feet for all other detached
buildings, and 25 feet for semidetached buildings.
C. Building area. Not more than 45% of the area of each
lot may be occupied by buildings.
D. Front yard. There shall be a front yard on each street on which a lot abuts which shall be not less than 20 feet in depth, except as provided in §
80-37 hereof. The front yard on the long side of a corner lot may be reduced to a depth of not less than 10 feet.
E. Side yards.

(1) For every detached building, there shall be two side
yards, one of which shall be not less than four feet on one side,
and the other of which shall be not less than eight feet on the other
side in width.
(2) For every semidetached building, there shall be one
side yard on each lot, which shall be not less than eight feet in
width.
F. Rear yard. There shall be a rear yard on each lot,
which shall not be less than 25 feet in depth.
G. Notwithstanding the provisions of Subsections
A through
F hereof, where an entrance door is provided which faces a side yard lot line and there is not provided a structure or dwelling door that is parallel to the street line, the distance from the entrance door facing the side yard lot line shall be equal to the front door depth required in Subsection
D. If an additional entrance door is provided which faces the other side yard lot line, that door location in relation to the side yard lot line shall be governed by the provisions of Subsection
E.
