C-1A Commercial Districts are designed to provide
for a limited range of commercial uses along major highways in certain
areas of the Borough which have predominately residential uses. In
C1-A Commercial Districts, the following regulations shall apply.
A building may be erected, altered or used, and a lot may be used or occupied, for any of the following purposes and no other, subject to the special provisions of §
80-21:
A. Any use permitted in R-2 Residence Districts.
B. Professional office or office building, including
the offices of a physician, dentist, surgeon, optician or other practitioner
of the healing arts for humans; attorney; accountant; tax consultant;
architect; engineer; insurance broker; real-estate broker; or manufacturers'
representatives; or any combination of specified offices.
C. Office or office building for administrative or executive
offices; central or headquarters office building for single concern
or affiliated members; insurance or financial institution.
D. Telephone central office, including an office open
to the general public.
E. Borough administrative building; community center;
library.
G. Photographic or art studio; dancing or music studio,
when located and soundproofed so that it will not result in noise
or vibration which may interfere with the normal use of an adjoining
property.
H. Motor-vehicle parking lot for customers, clients,
employees and residents, not to be used for the sale, servicing or
dead storage of vehicles.
I. Identification sign relating to the use conducted
on the same premises, not exceeding 12 square feet in area, provided
that the source of illumination for any such sign shall be either
inside the sign, or shielded to prevent exposure of the light source
from the street right-of-way. In addition, individual nameplates of
not more than 144 square inches in area indicating the name and profession
or business of each of the occupants may be erected flat against the
wall of the building.
Uses in C-1A Commercial Districts shall be subject
to the following special regulations:
A. No office, office building or other use shall include
a store front, store window, show windows or any other characteristic
normally associated with retail activities on the premises.
B. No inventories of merchandise shall be maintained.
Samples for display purposes may be maintained in such offices, provided
they are not visible from the exterior.
C. A minimum of one parking space shall be provided for
each 200 square feet of office floor area devoted to patient, client
or customer waiting rooms, consultation or treatment rooms or administrative
areas.
All uses in the C-1A Commercial Districts shall comply with the area and height regulations prescribed for C-1 Commercial Districts, §
80-18.
