Recognizing the developmental conflicts in this area of topographical constraints versus the availability of public utilities, it is the purpose of this zone to limit development to medium-density single-family residential development and related uses.
In the Residential (R-75) Zone, no lot shall be used and no structure shall be erected, altered or occupied for any purpose except the following:
A. 
Detached single-family dwellings.
B. 
Parks and playgrounds.
C. 
Public buildings, including public schools and excluding correctional institutions.
D. 
Churches and similar places of worship and their accessory uses, including schools.
E. 
Necessary public utilities and services; however:
(1) 
Public utility activities of an industrial character, such as repair and maintenance yards, storage facilities, classification yards and roundhouses, or of a residential character, such as work camps and group housing or boarding facilities, are prohibited.
(2) 
No public utility activity shall be conducted in such a fashion that it shall cause interference with radio or television beyond the limits of the property it occupies.
Permitted accessory uses shall be as follows:
A. 
Private garages and carports.
B. 
Swimming pools and other recreational facilities for residential uses and normally conducted on individual lots.
C. 
Fences, lampposts, trellises and storage sheds.
Conditional uses shall be as follows:[1]
A. 
Community residences for the developmentally disabled and community shelter for victims of domestic violence (see Article XVIII) as per the Municipal Land Use Law, N.J.S.A. 40:55D-66.1, provided that the appropriate Board confirms that the use is consistent with the health, safety and welfare of the residents of the district.
B. 
Multiple-family dwellings (see Article XVIII).
C. 
Home occupations (see Article XVIII).
