An application for a zoning or building permit
for a new or enlarged building, structure or use shall include therewith
a plot plan drawn to scale and fully dimensioned, showing any off-street
parking and loading facilities to be provided in compliance with the
requirements of this chapter.
Off-street parking facilities shall be provided
in the various zoning districts as specified herewith:
A. In the R-1, R-2, R-3 and R-4 Zoning Districts:
(1) For each dwelling unit there shall be provided a minimum
of two off-street parking spaces.
(2) Where home occupations are authorized as a conditional use, off-street parking shall be provided for the maximum number of patrons anticipated at any one time in conjunction with the business activity. In cases where the maximum anticipated parking demand is in question, the determination of the Planning Commission shall prevail. In no instance shall on-street parking be authorized in conjunction with a home occupation. Parking requirements for home occupations shall be in addition to the requirements specified in Subsection
A(1) above for on-site residential use.
(3) Parking in mobile home courts shall be provided as specified in Article
XI of this chapter.
(4) Parking in conjunction with cluster developments for residential use shall be provided as specified in Subsection
A(1) above. Other permitted uses, including schools, churches and recreation areas in cluster developments, shall provide parking as specified by this chapter for similar uses elsewhere in the Township.
(5) Educational, religious and philanthropic uses shall
provide off-street parking as follows:
(a)
Educational. Primary, elementary or middle school:
1.25 spaces for each classroom; high school, institution of higher
learning or private school: one space for each five students.
(b)
Stadium or similar places of assembly: one space
for each four seats.
(c)
Churches: one off-street parking space for each
four seats in the sanctuary of main congregational assembly area of
the church.
(d)
Philanthropic: Parking requirements for philanthropic
uses shall be established by the Planning Commission on a case-by-case
basis.
(6) Public and private noncommercial recreation facilities
shall provide off-street parking on the basis of one parking space
for each three occupants as determined by the maximum lawful capacity
of any such facility or, if not applicable, by the estimated maximum
capacity of the facility.
(7) Municipal service facilities shall provide off-street parking on the basis of the standard cited in Subsection
A(6) above.
B. In C-1, C-2 and C-3 Commercial Districts:

(1) Businesses, sales, professional offices and banks
shall provide off-street parking at the rate of one space for each
600 square feet of net floor area.
(2) Restaurants shall provide off-street parking at the
rate of one space for every four seats.
(3) Other permitted uses in these districts shall provide
off-street parking at the rate of one space for every 200 square feet
of usable sales and display space.
(4) Parking requirements for a conditional use or special
exception shall be determined at the time of the approval. The number
of required spaces shall be determined by the specific use in conjunction
with the requirements of the relevant portions of this article.
C. In P Zoning Districts. Parking requirements which are cited in Subsections
A(1) and
(6) above shall apply to similar uses permitted in the P Zoning Districts.
In any district, in connection with every building
or building group or part thereof which is to be occupied by commercial
or other nonresidential uses which rely on delivery or distribution
of materials or merchandise, there shall be provided and maintained
on the same lot with such buildings, off-street parking loading berths
in accordance with the following standards:
