The Residential Use District (R2) is established to provide for the development of residential neighborhoods served by public water and sewage facilities where it is feasible to have smaller lots than in areas without these facilities.

In R2 Residential Use Districts, no structure shall be erected or altered and no structure shall be altered or used except for one or more of the following specified uses:
A. 
Permitted principal uses:
(1) 
Single-family dwelling.
(2) 
Educational uses.
B. 
The following uses accessory to a single-family dwelling:
(1) 
Keeping of not more than four transient roomers and boarders.
(2) 
Outdoor storage of a boat and not more than one each of the following: boat trailer, cargo trailer, or unoccupied camp trailer, all owned for personal use by a resident of the premises.
(3) 
Private garage or open parking for operative passenger vehicles of persons visiting or residents on the premises.
(4) 
Playhouse, tool house or garden house.
(5) 
Private swimming pool not operated for gain.
(6) 
Home occupation.

C. 
Special use:
(1) 
Bed-and-breakfast.
(2) 
Multiple dwelling having no more than 50 dwelling units.
A. 
Area per dwelling unit and lot dimensions.
(1) 
The minimum lot area shall be 5,000 square feet, and the minimum width of the lot at the front building line shall be 50 feet. The minimum depth of the lot shall be 75 feet.
(2) 
Front yards. There shall be a front yard of not less than 30 feet, except where an existing use has established a different distance, in which case the average setback of existing buildings shall be used.
(3) 
Side yards. There shall be two side yards with a total width of not less than 20 feet, and the narrower of the two side yards shall not be less than 10 feet.
(4) 
Rear yards. There shall be a rear yard with a depth of not less than 20 feet.
B. 
Height. Except for buildings and structures for educational use and as provided in Article IV, § 160-15B, no building shall exceed 35 feet in height.
C. 
The minimum building square footage for a one-story dwelling structure shall be 600 square feet, for a one-and-one-half-story residential building or structure, 1,000 square feet; for a two-story residential building or structure, 1,200 square feet. In calculating minimum square footage, open porches, decks and steps are not to be added to the square footage of a building, but are to be included in the twenty-percent maximum building coverage. Other uses and other buildings and structures shall be as provided by Article X, Special Use Permits.

D. 
Maximum lot coverage. No lot coverage shall exceed 20%.
