The purposes of this district are to provide
for continued medium-density, single-family residential development,
to preserve existing medium-density development and open space and
to provide for and regulate certain uses permitted by special exception.
Land, buildings or premises shall be used by
right for only one or more of the following uses:
A. Single-family detached dwelling.
B. Single-family semidetached dwelling (twin).
C. Community residence facility, subject to §
295-77.
D. Church or other place of worship, including accessory
use such as an instructional facility and residence.
The following uses shall be permitted by special exception only, subject to the applicable provisions of Articles
XVI and
XIX:
A. Group day-care home, subject to §
295-87.
C. Conversion of a single-family detached or twin dwelling into a two-family dwelling, subject to §
295-90.
D. Major home occupation, subject to §
295-86.
The following shall be permitted as an accessory use and/or structure, subject to §
295-72 and other applicable provisions of Article
XV:
A. Off-street parking or private garage.
B. Utility or tool shed, subject to §
295-72.
C. Minor home occupation, as defined in Article
II and subject to a permit from the Borough.
D. Sign, subject to Article
XIV.
E. Private swimming pool, subject to §
295-73.
F. Fence, subject to Borough Ordinance Nos. 481 and 505.
G. Satellite antenna, subject to §
295-75 or
295-76, whichever applies.
H. Family day-care home, subject to §
295-74.
I. Any accessory use on the same lot with and customarily
incidental to any of the uses permitted above and not detrimental
to the neighborhood.
Unless specifically stated otherwise, the following
shall be minimum requirements:
A. Single-family detached dwelling.
(1) Lot size: 6,000 square feet.
(3) Building coverage: 30%, maximum.
(5) Side yards: 25 feet, aggregate, and 10 feet, minimum.
(7) Height: 35 feet or two stories, maximum.
B. Single-family semidetached dwelling (twin).
(1) Lot size: 3,500 square feet.
(7) Height: 35 feet or two stories, maximum.
