The purpose of the C-2 District shall be to provide for a highway oriented business uses in appropriate locations outside of the Borough's central business district. Lots in the C-2 District front on roads without on-street parking and uses within this district shall be required to provide adequate off-street parking and loading areas.
The following shall be permitted principal uses in the C-2 District:
A. 
Retail stores and shops including pharmacies, convenience stores and supermarkets.
B. 
Service uses, including but not limited to the repair and servicing of appliances, shoe repair, cleaners, laundries, tailors, barbershops and beauty salons.
C. 
Automobile service stations.
D. 
Offices and banks.
E. 
Funeral homes.
F. 
Medical service uses including but not limited to doctors, chiropractors, dentists, and medical clinics.
G. 
Restaurants, coffee shops, taverns and similar.
H. 
Health clubs and exercise centers including dance studios and related uses.
I. 
Municipal facilities deemed necessary and appropriate by the governing body of the Borough of Newfield.
J. 
Utility services as defined herein.
K. 
Child-care centers and day-care centers.
L. 
Warehouse and distribution.

The following shall be permitted accessory uses in the C-2 District:
A. 
Off-street parking and loading areas.
B. 
All uses which are normal, incidental, accessory and consistent with the principal use.
C. 
Signs in accordance with the provisions of this chapter.

The following shall be expressly prohibited in the C-2 District:
A. 
Motor vehicle sales and related services.
B. 
Residential uses.
C. 
Cannabis establishments.

New construction and the renovation of existing structures within the C-2 District shall adhere to the following standards:
A. 
Parking areas shall be setback a minimum of 20 feet from any public street or highway.
B. 
Loading areas and trash enclosures shall be located to the rear or side of the main structures on the site and shall be screened by the appropriate landscaping and fencing.
C. 
Building facades fronting the street should be furnished with windows at each level of the building. Blank, windowless walls or walls with limited or small windows shall be discouraged.
A. 
Minimum lot size: 1.0 acre.
B. 
Minimum lot width and frontage: 200 feet.
C. 
Minimum lot depth: 200 feet.
D. 
Minimum front yard: 80 feet.
E. 
Minimum side yard: 40 feet.
F. 
Minimum rear yard: 20 feet.
G. 
Maximum building height: 35 feet.
H. 
Maximum stories: 2.
I. 
Maximum lot coverage: 65%.
