Preservation of natural amenities.

Production of forest products, forest industries and mines or quarries.

Public and private parks and recreation grounds.

Electric and telephone public utility transmission and distribution facilities, including substations and water pumping stations.

Municipal buildings or uses.

Radio-television transmission or receiving tower and facilities.
G. 
Single-family detached dwellings.

Signs pertaining to a use conducted within the building or on the lot, or pertaining to the lease or sale of the property, or identifying the use or building on the property.

Accessory buildings and uses customarily incidental to the above uses.
A. 
The height of a building shall be not greater than 35 feet. (See Article II, § 450-6.)
B. 
The height of a dwelling shall be not less than one story.
The lot area and lot area per dwelling unit shall be not less than 40,000 square feet.
The lot width at the building line shall be not less than 150 feet.
Each lot shall have front, side and rear yards of not less than the depth or width indicated below:
A. 
Front-yard depth: 50 feet. (See Article II, § 450-9.)
B. 
Side yards' (two) width: 30 feet each.
C. 
Rear-yard depth: 50 feet.
A. 
The coverage shall be no more than 20%.
B. 
At least 50% of the lot shall be covered with vegetative material.
Parking shall be provided in accordance with the provisions of Article IV of this chapter.
