The following conditional uses may be authorized, subject to the provisions of Article
VII:
A. Heliports and helistops, as private use facilities.
B. Hotels and motels (see §
105-44E).

The following requirements must be complied with in the B-1
Commercial Zone:
A. Height. No structure shall exceed 2 1/2 stories or 35 feet,
whichever is the lesser.

B. Front yard. There shall be a front yard of not less than 90 feet
from the center line of state and county roads and 80 feet from the
center line of Township roads. Off-street parking is not permitted
in the front.
C. Side yard. There shall be two side yards, and no side yard shall be less than 15 feet. Off-street parking, as regulated in Article
V, is permitted in the side yard, provided that no parking area is closer than 10 feet to a street right-of-way or residential zone and five feet to a building or a property line.
D. Rear yard. There shall be a rear yard of not less than 25 feet. Off-street parking, as regulated in Article
V, is permitted in the rear yard, provided that no parking area is closer than 10 feet to a building or property line nor 25 feet to a street right-of-way or residential zone.
E. Minimum lot area. There shall be a minimum lot area of 43,560 square
feet, measured within 250 feet of the front street right-of-way.
F. Maximum lot coverage. Coverage of any lot with impervious surfaces
shall not exceed 50% of the area of the lot:
