Each such district may be designated on the Zoning Map referred to in § 2.2, in the Use and Bulk Tables in § 3.1 and elsewhere in the text of this code by its symbol only.

The areas and boundaries of such districts are hereby established as shown on a map entitled the "
Zoning Map of the Town of Orangetown" and as specified in §
2.3. Such map, referred to herein as the "
Zoning Map," together with everything shown thereon, is hereby made a part of this code.
2.21. Route 303 Overlay Zone. The Route 303 Overlay Zone shall consist
of and shall be described as all of those parcels and lands which
are located within the following boundaries as located in the Town
of Orangetown, County of Rockland and State of New York.

1. BEGINNING at a point in the center line of New York State Route 303
(80 feet wide), which point is also located on the division line between
the Town of Orangetown and the Town of Clarkstown;
2. And then running generally in a westerly direction along the northern
boundary of Orangetown Tax Assessment Map Lot No. 65.14-1-2 to the
northwestern corner of Tax Lot No. 65.14-1-2;
3. Then turning and running generally in a southerly direction along
the westerly boundaries of Tax Lots No. 65.14-1-2, 4 and 11 to a corner
on the westerly side of Tax Lot No. 65.14-1-11;
4. Then turning and running generally in a southeasterly direction along
the southwesterly boundary of Tax Lot No. 65.14-1-11 to the northwest
corner of Tax Lot No. 65.18-1-5;
5. Then continuing generally in a southeasterly direction along the
southwesterly boundary of Tax Lot No. 65.18-1-5 and crossing Bradley
Corporate Drive and continuing to the southwest corner of Tax Lot

Lot No. 70.06-1-02 which point is also on the eastern boundary line
of the right-of-way formally owned by the Consolidated Rail Corporation
("Conrail"), and now owned by CSX Transportation, Inc. ("CSXT");
11. Then turning and running generally in a southeasterly direction along
the easterly boundary of the Conrail/CSXT right-of-way and along the
westerly boundaries of Tax Lot Nos. 70.06-1-2, 8, 9 and 10 to a point
on the southwest corner of Tax Lot No. 70.10-3-1;
12. Then continuing southerly across Leber Road to a point located on
the easterly boundary of the Conrail/CSXT right-of-way and continuing
generally in a southerly direction along the easterly border of said
railroad right-of-way and along the westerly boundary of a lot owned
by Palisades Interstate Park Commission and the westerly boundaries
of Tax Lots Nos. 70.10-3-5; 6; 7.2; 8; 9.1 (after crossing Blauvelt

and being in the Town of Orangeburg, County of Rockland and State
of New York, and being more accurately bounded and described as follows:

Beginning at a point in the westerly line of New York State
Route 303 (also known as "Vriesendael Road — 80-foot-wide public
right-of-way"), said point being the beginning point of Section 65.18,
Block 1, Lot 16, as described in Instrument Number 2019-00013022,

Along said westerly line, south 25 degrees 18 minutes 35 seconds

After the effective date of this code, all new construction
or development, and every change, enlargement or relocation of use,
and every reconstruction or structural alteration of a building or
nonbuilding use and every change in bulk shall conform to the Use
and Bulk Regulations of this code. All new buildings, and all newly developed land and nonbuilding uses may be used for any purpose permitted or required by the regulations of the appropriate district, and for no other purpose whatever. Existing nonconforming uses and nonconforming bulk may continue subject to the regulations in Article
IX.
