Upon the request of a developer, a land development plan which
is not a subdivision may be considered by the Planning Commission
as a minor development and proceed directly to final plan submittal
if the following conditions are met:
A. If the proposal is for dwellings and no more than two dwelling units
are involved as defined by the Borough Zoning Ordinance.
B. If the proposal is for nonresidential development that involves a
square footage increase of no greater than 2,500 square feet of building
area.
C. The ordinance requires no new public street and does not necessitate
a traffic impact study.
All land development plan submittals shall include the following
information in conformity with the Borough Zoning Ordinance:
A. A depiction of required parking and loading areas.
B. The proposed use of all buildings and structures, using language
and terminology from the Borough Zoning Ordinance.
C. The number of proposed dwelling units, including any proposed for
student occupancy.
D. All existing and proposed buildings, with a depiction of required
lot and setback lines, coverage calculations, and other dimensional
standards.
E. Proposed lighting and landscaping plans.
