The City of Town and Country, Missouri, is hereby divided into zoning districts of such number and character as are necessary to achieve compatibility of uses within each district, to implement the official City of Town and Country Comprehensive Plan and related official plans and the Official Zoning Map of the City of Town and Country, and to serve the other purposes of this Chapter which are detailed in Article I (Sections 405.010405.040) of this Chapter.

A. 
For the purpose of this Chapter all land areas in the City are hereby divided into zoning districts which shall be designated as follows:
1. 
Estate "E" District.
2. 
Suburban Estate "SE" District.
3. 
Major Educational Campus "MEC" District.
4. 
Suburban Low "SL" District.
5. 
Suburban Medium "SM" District.
6. 
Campus Office "CO" District.
7. 
Office "O" District.
8. 
Commercial "C" District.
9. 
Planned Office Park "POP" District.
10. 
Hospital "H" District.
11. 
Nursing Home, Assisted Living or Continuum of Care Facility (NHALCCF) District.
12. 
Park "P" District.
13. 
Planned Medical Office "PMO" District.

Zoning districts established by this Chapter are bounded and defined as shown on the Official Zoning Map of the City of Town and Country kept in the office of the City Clerk, which, together with all explanatory materials contained thereon, is hereby made a part of this Chapter.

A. 
The following rules shall be used to determine the precise location of any zone boundary shown on the Official Zoning Map of the City of Town and Country:
1. 
Boundaries shown as following or approximately following the limits of any municipal corporation shall be construed as following such limits.
2. 
Boundaries shown as following or approximately following streets shall be construed to follow the centerlines of such streets.
3. 
Boundary lines which follow or approximately follow platted lot lines or other property lines as shown on the City of Town and Country maps shall be construed as following such lines.
4. 
Boundaries shown as following or approximately following section lines, half-section lines, or quarter-section lines shall be construed as following such lines.
5. 
Boundaries shown as separated from, and parallel or approximately parallel to, any of the features listed in Subsections (1) through (4) above shall be construed to be parallel to such features and at such distances therefrom as are shown on the map.
