A. The Township of Upper Providence is hereby divided into districts
of different types, each type being of such number, shape, kind and
area, and of such common unity of purpose and adaptability of use,
that are deemed most suitable to carry out the objectives of this
Ordinance and the Comprehensive Plan.
B. For the purpose of this Ordinance, Upper Providence Township is hereby
divided into districts which shall be designated as follows:

C. In addition, for the purpose of this Ordinance, Upper Providence
Township hereby establishes the following overlay districts:

Districts are bounded and defined as shown in the map entitled
"Zoning Map, Township of Upper Providence" which accompanies and which,
with all explanatory matters thereon, is hereby made a part of this
Ordinance.

Whereby uncertainty exists with respect to the boundaries of
the district as indicated on the Zoning Map, the following rules shall
apply:
A. Where district boundaries are indicated as approximately coinciding
with the centerlines of streets, highways, railroad lines, or streams,
such centerlines shall be construed to be such boundaries.
B. Where district boundaries are so indicated that they approximately
coincide with lot lines, such lot lines shall be construed to be said
boundaries; or where district boundaries are extensions of lot lines
or connect the intersections of lot lines, such lines shall be said
district boundaries.
C. Where district boundaries are so indicated that they are approximately
parallel to center lines of streets or highways, such district boundaries
shall be construed as being parallel thereto and at such distance
therefrom as indicated on the Zoning Map.
D. Where a district boundary is not fixed by dimensions and where it
approximately follows lot lines, and where it does not scale more
than 10 feet therefrom, such lot lines shall be construed to be such
boundaries unless specifically shown otherwise.
E. In unsubdivided land or where a district boundary divides a lot,
the location of such boundary, unless the same is indicated by dimensions,
shall be determined by the use of the scale appearing on the map.
F. Where an owner or owners of lots join lots by reverse subdivision
or lot consolidation, the lot created shall retain the zoning classification
of the individual lots joined for the dimensions of those individual
lots and shall not be changed to a different zoning classification.

A. R-1 Residence. The R-1 Residence District is intended to promote
the maintenance of existing low density neighborhoods while providing
the opportunity for future infill development at similar intensities.
Single-household detached cluster and planned residential development
options are conditionally permitted in the interest of protecting
existing environmental resources.
B. R-2 Residence. The R-2 Residence District is intended to promote
the maintenance of existing low density neighborhoods while providing
the opportunity for future infill development at similar intensities.
Single-household detached cluster and planned residential development
options are conditionally permitted in the interest of protecting
existing environmental resources.
C. R-3 Residence. The R-3 Residence District is intended to promote
the maintenance of existing medium low density neighborhoods while
providing the opportunity for future infill development at similar
intensities. Single-household detached cluster and planned residential
development options are conditionally permitted in the interest of
protecting existing environmental resources.
D. R-4 Residence. The R-4 Residence District is intended to promote
the maintenance of existing medium density neighborhoods while providing
the opportunity for future infill development at similar intensities.
Single-household detached cluster and planned residential development
options are conditionally permitted in the interest of protecting
existing environmental resources.
E. R-5 Residence. The R-5 Residence District is intended to make housing
more available and affordable by permitting additional housing type
options such as single-household semidetached and two-household detached.
Mobile/manufactured home parks and planned residential developments
are also permitted as conditional uses.
F. R-6 Residence. The R-6 Residence District is intended to make housing
more available and affordable by permitting a variety of higher density
residential uses such as attached dwellings, apartments, and mobile/manufactured
home parks, with provision made for areas of open space to preserve
steep slopes and other natural features in the District. Planned residential
developments are also permitted as conditional uses.
G. B Business. The B Business District is intended to provide appropriate
space for retail, convenience-type, business establishments which
will serve the needs of the immediate surrounding neighborhood and
the Township in general, and to encourage attractive, compact retail
business development in locations close to the residences served.
H. LI Limited industrial. The LI Limited Industrial District is intended
to provide appropriate space for those manufacturing and industrial
uses requiring highway access without heavy traffic usage.
I. POC Planned office campus. The POC Planned Office Campus District
is intended to provide an appropriate district for campus-type office
development which will permit exclusively office use in a campus-type
surrounding with adequate on-site parking in such a manner as to be
compatible with the surrounding uses in the Township.
J. RO Recreation and open space. The RO Recreation and Open Space District
is intended to provide the residents of the community with open space
to be used for recreation, the protection of natural features, historic
resources, municipal parks and facilities.
K. SS Steep slope conservation overlay. The SS Steep Slope Conservation
District is an overlay district comprised of areas of steep and very
steep slopes, as defined herein, the general intent of which is to
promote the health, safety and general welfare and to minimize negative
environmental impacts by preventing inappropriate development of steeply
sloped areas.
L. RC Ridley creek watershed overlay. The RC Ridley Creek Watershed
District is an overlay district comprised of the Ridley Creek Watershed,
as defined herein, the general intent of which is to minimize danger
to public health and safety and damage to property by providing for
management of storm water run-off in a manner consistent with the
Act 167 Storm Water Management Plan for the Ridley Creek Watershed.
M. FP flood plain overlay. The FP Flood Plain District is an overlay
district comprised of those areas identified as being subject to the
one-hundred-year flood, as defined herein, the general intent of which
is to minimize danger to public health and safety and damage to property
by protecting water supply and natural drainage and encouraging the
utilization of appropriate construction practices, in accordance with
federal and state flood plain management requirements.
N. PRD Planned residential overlay. The PRD Planned Residential Overlay
District is an overlay district designed in accordance with Article
VII of the Pennsylvania Municipalities Planning Code, the general
intent of which is to provide increased flexibility in the land development
regulations of the Township in order to encourage development that
recognizes advances in the theory and practice of site planning and
in design and technology in the building industry, and that recognizes
the demands in the housing market for a variety of housing types suited
to the needs of households of different size and income.
