The purpose of the Industrial District II is to designate those
areas in the Borough best suited for industrial development because
of location, topography, existing facilities and the relationship
to other land uses.
Conditional uses in the Industrial District II are as follows:
No building shall exceed 100 feet in height; provided, however, that height may be increased in accordance with §
173-90 herein.
The following setback regulations apply to all uses permitted
within this district unless otherwise specified herein:
B. Rear yard: 30 feet, except when abutting a residential district,
and then the rear yard shall be 50 feet.
C. Side yard: 12 feet each side, except when abutting a residential
district, then the side yard requirement shall be 35 feet on each
side.
Off-street parking and access shall be provided in accordance with Article
XVI herein and the Bradford County Subdivision and Land Development Ordinance, as amended.
