The "AG" Agricultural District reflects the importance of open
space and agricultural activities for this community and region, its
purpose being to maintain a green belt of large blocks of land not
developed for urban use and to promote agriculture as a viable land
use.

A. The following are permitted land uses and developments in "AG" Agricultural
Districts:
1.
Farming, including cultivating and selling plant crops, except medical marijuana cultivation and industrial hemp cultivation, which shall be governed by Section
405.570(A)(5) and Section
405.570(A)(6), respectively, of the Zoning Ordinance of the City of Wright City, Missouri.

2.
Commercial vegetable and flower gardening, including plant nurseries
and green houses, not including any structure used as a salesroom
or temporary roadside stand.
4.
Public and private not-for-profit parks, parkways and playgrounds.
5.
Forests, wildlife reservations and conservation projects.
6.
Directional and information signs.
7.
Accessory buildings, land uses and activities customarily incident
to any of the above uses, including home occupations.

8.
Local public service facilities and utility lines, providing
any installation of utility lines, other than poles and equipment
attached thereto, shall be adequately screened with landscaping, fencing,
walls or any combination thereof, or shall be placed underground or
shall be enclosed in a structure in such a manner to blend with and
complement the surrounding area's character. All plans for screening
said facilities shall be submitted to the Planning and Zoning Commission
for review. No building permit or installation permit shall be issued
until said plans have been approved by the Planning and Zoning Commission.

A. The following are conditional land uses and developments in the "AG"
Agricultural District:
1.
Cemeteries, including mortuaries operated in conjunction therewith.
6.
Golf courses, including practice driving tees on the same premises
but not miniature courses.
8.
Hospitals and nursing homes.
9.
Public utilities service installation and facilities, to include
gas metering stations, water and sewer pumping stations and off-street
parking areas to serve adjoining property in an adjacent district.
10.
Major utility and transportation installations, to include airports
and airfields, sewage treatment plants and outfall sewers, radio,
television and communication transmitting or relay towers and facilities,
electrical substations and telephone exchanges, power generating plants
and water towers.
11.
Riding stables, kennels and veterinary clinics.
12.
Sales rooms or temporary roadside stands as an accessory use
to commercial gardens, plant nurseries and greenhouses, providing
no more than one-third (1/3) of the display area to be used for sale
of products not grown on the premises.
13.
Storage facilities, commercial or cooperative, for feed or grain.
14.
Public and private kindergartens, elementary, secondary and
collegiate schools; specialized private schools, nursery schools and
day nurseries.
15.
Swimming pools, picnic grounds, private clubs and other recreational
land uses, commercial or not-for-profit.

A. The following are height limitations in "AG" Agricultural Districts:
1.
Single-family dwellings shall not exceed the height of thirty-five
(35) feet or two and one-half (2 1/2) stories.
2.
Educational or institutional buildings shall not exceed the
height of fifty (50) feet or four (4) stories.
3.
Non-dwelling structures shall not exceed the height of fifty
(50) feet.

A. The lot dimension, lot area and yard requirements for "AG" Agricultural
Districts are as follows:
1.
Single-family dwellings shall be situated on tracts providing
at least one (1) acre of lot area for each dwelling unit.
2.
Fire stations shall be situated on tracts providing at least
one (1) acre.
3.
Riding stables and cemeteries shall be situated on tracts providing
a minimum of fifteen (15) acres.
4.
Kindergartens, separate, shall be situated on tracts providing
at least three (3) acres of lot area.
5.
Junior and senior high schools and collegiate schools shall
be situated on tracts providing at least ten (10) acres in lot area.
6.
All other permitted and conditional uses in this district shall
be situated on tracts of at least five (5) acres in area.
7.
No structure shall be erected within fifteen (15) feet of any
property line.

A. The sign regulations for the "AG" Agricultural Districts shall be
as follows:
1.
Business signs shall be limited in number to one (1) for each
separate roadway frontage of any land use or development unless otherwise
permitted under a conditional use permit and shall not have a larger
outline area than fifty (50) square feet per facing.
2.
Information signs shall not exceed sixteen (16) square feet
in outline per facing.
3.
Directional signs shall not exceed ten (10) square feet in outline
per facing.
4.
No signs shall extend more than fifteen (15) feet above the
elevation of the ground or fifteen (15) feet in width.
5.
No advertising signs shall be permitted within this district.
