The regulations of this district are intended to promote the development of mobile home subdivision and the placement of mobile homes within the district. It is further intended that the regulations for this district provide the opportunity for mobile homes to be grouped in a community setting of like housing types, and to prevent a scattering of mobile homes throughout the municipality.
A. 
Single-family detached dwellings.
B. 
Public parks and public playgrounds.
C. 
Agriculture, crop and truck farming, pasturing, truck gardening, flower and tree nurseries, aviaries, hatcheries, apiaries, and similar agricultural uses, but not including pet kennels. Greenhouses are also permitted, provided that they do not involve retail sales [except as provided for in roadside stands; see § 250-23J(1)].
D. 
Animal husbandry that is not categorized as a concentrated animal feeding operation (CAFO) or a concentrated animal operation (CAO) or an intensive animal husbandry operation.
E. 
Mobile home parks and travel trailer camps as regulated by Chapter 109, Mobile Home Parks and Recreation Vehicle Parks, of the Code of East Hanover Township, and any subsequent amendments thereto, the administration and enforcement of which is assumed by the East Hanover Township Supervisors.
F. 
Planned residential developments, subject to the requirements of Article XXIV.
G. 
Open space developments, subject to the requirements of § 250-250.
H. 
Customary accessory uses and buildings incidental to any of the above permitted uses as provided for in Article XIX of this chapter, and including, but not limited to, the following:
(1) 
Roadside stands as regulated in § 250-195 of this chapter.
(2) 
Home occupations and no-impact home-based businesses, as regulated in § 250-171 of this chapter.
Upon approval by the Zoning Hearing Board, the following special exception uses are permitted, provided the use complies with the conditions listed herein and Articles XXV and XXVIII of this chapter. Additionally, the applicable requirements of § 250-34 of this chapter shall also apply.
A. 
Concentrated animal feeding operations (CAFOs), concentrated animal operations (CAOs), or intensive animal husbandry operations, subject to the requirements of Section 6.03F of this chapter.[1]

In addition to the requirements listed in Article VII, the off-street parking requirements of Article XXI shall apply where applicable to the uses permitted in this district.
Signs shall be permitted in accordance with Article XXII of this chapter.

The environmental and energy requirements in Article XX shall apply, where applicable, as additional requirements for this district.
