In R-1 Residential Districts, the following regulations shall apply.
A building may be erected, used or occupied for any of the following purposes and no other:
A. 
Single-family detached dwelling. No residential dwelling shall be less than 1,500 square feet in living area.
B. 
Public park, playground and recreational area not operated commercially for profit.
C. 
Accessory use on the same lot with and customarily incidental to any of the above permitted uses. The term "accessory use" shall not include a business, but shall include a garage or small storage unit.
D. 
Religious institutions when permitted by conditional use.

E. 
The following uses when authorized as a special exception:
(1) 
Public, private or parochial school.
(2) 
Fire house or volunteer fire company.
(3) 
Telephone central office, utility line, electric substation, gas substation.

A. 
Lot area and width. A lot area of not less than 40,000 square feet shall be provided for every building hereafter erected or used, and each lot shall have a width at the street line of not less than 125 feet.
B. 
Building area. No more than 30% of the area of each lot may be occupied by buildings.
C. 
Yards. Front, side and rear yards shall be provided on each lot as follows:
(1) 
Front yard. One yard not less than 40 feet in depth, measured from the ultimate right-of-way to the building line.
(2) 
Side yard.
(a) 
For every dwelling, two yards, not less than 25 feet in aggregate width, and neither less than 10 feet, except that in case of a corner lot, the yard abutting a street shall be equal to the minimum required front yard or the average existing front yard for a distance of 100 feet along said street.
(b) 
For every other building other than a dwelling, two yards, neither less than 15 feet; except that in the case of a corner lot the yard abutting a street shall be equal to the required front yard for a distance of 100 feet.
(3) 
Rear yard. One yard, not less than 75 feet in depth.

No building shall exceed 30 feet in height; provided, that such height limit may be exceeded by one foot for each foot by which the width of each side yard is increased beyond the minimum side yard requirements, up to a maximum height of 35 feet. Height of uses accessory to dwellings shall be subject to § 415-114B.
