A building may be erected or used or occupied, for any of the
following purposes, and no other:
A. Single-family detached dwelling. No residential dwelling shall be
less than 1,500 square feet in living area.
B. Public park, playground and recreational area not operated commercially
for profit.
C. Accessory use on the same lot with and customarily incidental to
any of the above permitted uses. The term "accessory use" shall not
include a business, but shall include a garage or small storage unit.
D. Religious institutions when permitted by conditional use.

E. The following uses when authorized as a special exception:
(1) Public, private or parochial school.
(2) Fire house or volunteer fire company.
(3) Telephone central office, utility line, electric substation or gas
substation.

No building shall exceed 30 feet in height; provided, that such height limit may be exceeded by one foot for each foot by which the width of each side yard is increased beyond the minimum side yard requirements, up to a maximum height of 35 feet.
