The Agricultural Zone is established as a zone in which agriculture and certain related uses are encouraged as the principal uses of land. The specific intent of the Agricultural Zone is to facilitate the long-term use of lands best suited to agricultural production by preventing a mixture of urban and rural uses which often create incompatibilities and conflicts with agricultural pursuits which place unbalanced tax loads on agricultural lands and which may result in speculative or inflated land values which encourage the premature termination of agricultural pursuits.
This VA-1 Zone shall specifically permit all agricultural pursuits, including animal husbandry, and shall also include golf courses, public parks, recreational facilities, game preserves, all public and private schools, electric and telephone transmissions, government utility towers (under 50 feet in height) or relay stations, veterinary hospitals, riding stables, forest preserves, fish hatcheries, facilities for sale of home processed or unprocessed farm produce grown or raised on the premises, tree and plant nurseries and all similar horticulture or animal husbandry related uses and normal accessory farm buildings.
The following uses may be permitted in the VA-1 Zone as special uses after a public hearing and a finding by the Board that such uses are necessary and desirable in a particular location:
Airports
Amphitheaters
Canneries
Cemeteries
Drag or circular race tracks
Drive-in theaters
Fair grounds
Food packing
Grain elevators
Gravel and sand pits
Hospitals and sanitariums
Junk and/or automobile wrecking yards
Livestock auction houses
Mills
Nursing homes
Private parks
Rifle ranges
Sanitary landfills
Shooting preserves
Skeet and trap shoot areas
Slaughterhouses
Stockyards
Summer theaters
Utility or government towers over 50 feet
Other uses related to agriculture but not clearly included in the list of allowable uses
The following are conditions where special restrictions shall apply to the uses allowed in the VA-1 Zone:
A. 
Golf course fairways shall not be permitted closer than 300 feet to any residential boundary.
B. 
Hogs or livestock, or more than five animals for riding, hunting, domestic pets or fur production, shall not be confined or housed within 150 feet of any residential zone.
C. 
All facilities for the processing of agriculture products, including, but not limited to, canneries, stockyards, cob plants and elevators, shall be kept at least 300 feet from residential zones.
