For the purpose of this chapter, the Town of Dagsboro is hereby divided into zoning districts as follows:

The boundaries of these zoning districts are established on the map entitled "Zoning Map of the Town of Dagsboro," dated September 1994, which accompanies and is hereby made a part of this chapter.[1]

Zoning district boundary lines are intended to follow the center lines of streets and streams, and lot or property lines as they exist at the time of enactment of this chapter unless otherwise indicated by dimensions on the Zoning Map. Any dimensions shown shall be in feet and measured horizontally and, when measured from a street, shall be measured from the street right-of-way line even if the center line of that street is the location of the zoning district line. The exact location of any disputed zoning district boundary line shall be determined by the Board of Adjustment.
Where a zoning district boundary line divides a lot, other than by following a stream or street, any use permitted in either district may be extended not more than 50 feet into the adjacent district, or to the boundary line of the divided lot, whichever is the lesser, by the owners of the lot at the time of passage of this chapter. A use permitted in the zoning district so extended shall thereafter be a permitted use in the extended area. A property owner, however, shall be permitted only one option, after which the lot use shall be governed by the regulations of the zoning district to which the portion of the lot shall have been annexed by such extension.
