The following protection measures shall be incorporated into
all new construction, including single-family detached, semidetached
twin and townhouse dwellings. In addition, the following protection
measures shall be incorporated in building renovations, except for
renovations of single-family detached, semidetached twin and townhouse
dwellings and their accessory structures.
A. A fully automatic sprinkler system in accordance with the design
standards and specifications of the International Building Code and
the National Fire Protection Association Code.

B. No sprinkler protection system shall be installed until such time
as the Borough Fire Marshal and the Borough Building Inspector shall
have reviewed and provided written approval of the design plans and
specifications.
C. Within the primary entrance, hall, lobby or other similar location,
there shall be installed an alarm indicator panel. In the event that
said location is not accessible at all times on a twenty-four-hour
basis, an automatic door-release mechanism must be installed to operate
immediately upon alarm activation.
D. The alarm shall be connected and in communication with the Montgomery
County Police and Fire Radio Room or an alternative monitoring facility
approved by the Borough Fire Marshal.
E. The street number and name of the occupant and/or occupants of the
building shall be prominently displayed on all nonresidential buildings
in order to assist the Fire Department in locating the alarm. In the
event that the primary entrance to the building does not face a street
or highway, then an alternative location consistent with the Sign
Ordinance shall be provided subject to approval by the Fire Marshal.
The sign shall be made of reflective material.
F. This article shall apply to all renovations costing a dollar amount
equal to 25% of the current market value of the building as determined
by the Montgomery County Board of Assessment and/or renovations equal
to 25% of the total floor area of the building.
G. All outside fire department connections are to be standardized to
three-inch NST female fittings and an identification marker placed
in plain view above said connection.
H. In all new commercial, industrial and residential developments, the
developer shall be required to install fire hydrants not greater than
a distance of 600 feet of one from the other at no greater than 600
feet from any building and/or structure. Upon request, all property
owners shall make their buildings available for inspection by both
the Fire Marshal and a representative of the George Clay Fire Company,
which inspection shall be made at a time mutually convenient to the
property owner, Fire Marshal and representative of the George Clay
Fire Company.
